There wasn’t a lot of homes to see in Pasadena/Altadena this week….though South Pasadena had a spurt of options all of a sudden! Whenever you have a hot spring market and then the inevitable slow down in the summer/fall market, as an agent you are always thinking is this just the summer/fall slowdown or is this the market slowing down for good? We won’t know till the spring!

I have to say we did a pretty nice job getting this one ready for sale. My amazing assistant picked out the cabinet colors and counter tops and flooring which I think go so well together! I love how the rooms open to this central atrium patio and you still have a large front patio as well!

South Pasadena had a lot to see this week, but these next 3 were definitely my favorite of the bunch. Ashbourne is just q beautiful street with all the trees everywhere! This property is very nice too with a spacious yard that is so lush & private. They built this home in the 90’s which is easy tell by the finishes they used, but you can also tell it was very well done for the time and tastefully so. Of course the tile and granite used in the kitchen and baths are now dated, but the cabinetry is elegant and the layout is fine so you can tweak rather than gut the kitchen and baths. A very well done home and worth your time to see!

I love all the original detailing in this home! It starts with the elaborate detailing on the scupper of the rain gutter no less! You can’t help but notice the beautiful sconces and door hardware throughout and then the tile work in the kitchen is amazing! The spaces are a little tight, but you have 3 bedrooms and 2 baths upstairs which is unusual for this sized home with 2 stories and they also managed to tuck in a ½ bath downstairs for guests!

Ok…so now you say that you want a more modern vibe for the same price in South Pas….then check out this house in the Altos de Monterey neighborhood of South Pas!! I love the lines of the house from the front and that Terrazzo flooring throughout the living areas is sooo cool. I love the pattern and the design of it and they did an amazing job restoring it throughout the home! When you remodel the kitchen I would keep the original cabinetry and change out the counters to preserve that mid-century vibe. The master bathroom definitely needs a do over…..it is definitely not original and not something worth saving in my opinion. The backyard setting is everything you want in a mid-century…..private and lush!

I door knock this neighborhood and I have always liked the look of this house from the front. In fact, I have a picture of their garage door because I thought that was a creative idea and it could work at my house! I could also tell that these owners were taking very good care of this home. It looks like they did some landscaping to spruce it up for sale and I like the big patio in the front for entertaining! I appreciate the open flow with that one long living/dining area and then a family room that opens from the kitchen. It seems to be very tastefully remodeled throughout too. I like how they made the most of that space and tucked the swimming pool around the corner, but then it seems that the only entertaining area is that front patio…..maybe if you incorporate the front yard instead of separating it you might get a space that feels like a bigger and better yard space

The only block of Villa that I like is the block east of Altadena Drive. It is lined with cute character homes and is purely residential unlike the rest of Villa that is west of Altadena Drive. Now don’t let yourself get distracted by the furniture! This English home has a lot of character. I see that it still has the original windows and the Batchelder Tile fireplace in the living room. Not a fan of the striping they put on the hardwood floors in the living room….but hopefully that can be undone. The kitchen appears to be a nice size and the cabinetry is tastefully done too. It is decently priced for the size & location so if this is in your budget swing by during the Open Houses!

This darling little craftsman will get a lot of attention this weekend at this price! This block of Figueroa doesn’t look too bad, but the section east of Lincoln isn’t my favorite in general. Still it is a cute house for a very attractive price so it will sell for sure!! It packs a lot of punch with 3bd & 2ba in 1200sq.ft! I love the corner fireplace in the living room and they did a very nice job remodeling the kitchen and one of the bathrooms. I wish the bedrooms were off a central hallway, but instead each bedroom is directly accessed from a living area which is not my favorite. There is a nice deck overlooking the spacious backyard. The house sits on the corner and the yard is quite exposed, so I would plant hedges along the property line to get more privacy.
