As is typical of this time of year, there are fewer buyers out there that can now afford the new price point that was established over the spring. Therefore, there isn’t this frenzy of 20 offers that will push the price point even higher. But you still have buyers and the good houses are still getting multiple offers and selling for the peak pricing of spring.
Out of the 9 houses I posted last week, six are already in escrow for sure and only the ones on Cherry, La Tierra & Mendocino are showing as being active. Though I think that Mendocino & La Tierra are still in negotiations and should be pending soon.
Moral of the story…..price your good houses a bit below peak pricing and you will get multiple offers and still sell at peak pricing.

There are a lot of things I really like about this mid-century ranch, but my favorite is the open flow of the home. Sure I love all the upgrades in the kitchen and bathrooms, who wouldn’t! The kitchen is an amazing space that opens up to the living and dining room areas featuring that expansive picture window that overlooks the backyard. The office nook in the corner is a great use of space and the entertaining options are endless with that outdoor kitchen, built-in seating, covered patio and inviting pool & spa! Right off the kitchen they converted the garage into a wonderful family room that really makes sense with the overall flow of the home, but if you rather have a garage it is easily undone! Definitely come visit me this weekend….I’ll be here Saturday & Sunday!

This week we have 2 houses on Woodbury both are English….both are around the same price and just a block away from each other. On this one, the main house is quite smaller at just under 1800sq.ft and the guest house is quite larger with 2 stories and about 800sq.ft! So even though the lot size is not too much smaller than the other one, the usable backyard space is very small. The one down the block is technically a better value, but this one has so much more charm! The entire exterior is faced with beautiful brick and the living and dining rooms have those amazing beamed ceilings and original stained wood frame windows. Also, their finishes are just so creative and integrate seamlessly with the style of the home. The guest house is also so well done! You really need to check this out if only to steal some remodeling ideas!

This English is only like a block away, but it is a prettier block of Woodbury in my opinion. The main house on this one is a good size with around 2400 sq.ft and then it has a little guest room attached to the garage. I like the living room and I think the family room is a great space. The dining room and kitchen are too small for me. Upstairs You have 3 good bedrooms including the primary suite which is quite ample and I like how they upgraded the bathrooms. Although the lot is not huge, it is a nice sized backyard and at the other end is the guest room that is attached to the garage. Great space and I think well-priced!

This may not be the prime area of South Pasadena, but anything under a $1000/sq.ft in this city will get attention! Especially if it’s as cute looking as this one! I really am jealous of creative people….I love how they kept the original cabinetry in the kitchen, but then brought it into the 21st century with new counter tops and back splashes that are both modern and vintage at the same time. I love how they did the bathrooms with fun…young….hip finishes! And of course who wouldn’t love how the family room flows out to that pool!

The first showings on this one are during the open house this weekend. It was built in 1926, but it looks like they messed with the original curb appeal. If I had to guess I would say they did it in the 80’s. I think to get it to look like the English it was you have to do something about the stucco finish… get rid of the extension in the front and the bay window. Also the tile roofing is too much for that style. On the inside, I love the beams on the coved ceiling, the plaster fireplace and the original hardwood flooring. Obviously it needs updating, but if the floor plan is good then it is definitely worth it to get into this neighborhood!

This ranch style home sits on a beautiful block of Mendocino across from some amazing mansions! It has the original flow which is a very nice open layout that has vaulted ceilings in the living & dining room areas! I really like the engineered flooring they chose to install throughout the house. They also did a nice job refreshing the kitchen with new counter tops, back splash and plumbing fixtures. The baths are dated but that is something that can be done sometime down the line. Overall it is a great house with a wonderful floor plan in a nice neighborhood that is very well priced!

Sitting at the top of the foothills is this cute traditional style home that seems decently priced for the size and condition! Besides it is the only decent 3bd & 2ba home out there in this price range right now. I haven’t seen it, but it looks like it has been well-maintained and updated. Of course the finishes are dated with that glass tile back splash and dark cabinets, but paint out the cabinets and change the back splash and counter tops and you will have a much more modern looking kitchen. As long as the floor plan works and you can afford the fire insurance, then this is a house worth seeing
224 Marathon Rd. Altadena

This one is smaller with only 2 bedrooms and 1 bathroom, but it has been recently remodeled…..it is cheaper and it is closer to Altadena drive so hopefully not as much of an issue with fire insurance. I haven’t had a chance to see this one either, but it looks like a straight forward floor plan and something you should see if this is your budget.
