So last week was our first week after Labor Day and I thought there would be a lot on the market…..so I was quite surprised that there was very little to see last Thursday! Maybe it was the oppressive heat that made people wait to list their homes, but this week there was more to see on Caravan then I have seen in a while!

Not many choices around a million for a house, but quite a bit in the $1.3 to $1.7 range worth seeing for sure! The interest rates have cooled off from their peek in the 7% range down to 6% so we will see if that does anything??

You know I love me a nice mid-century and this one is indeed very nice! It has post & beam features that I love and it has been very tastefully remodeled throughout with a design aesthetic that matches that mid century style! It is quite a hike to the front door from the street so warn people that plan to visit if you buy this, but my favorite feature is the view! Not only do you have a beautiful view of the city from the front balcony, you have a sweeping view of the mountains from the back. You also get a nice sized flat grassy backyard which is not easy in the hills! Now they are exacting a hefty price for that view at $1300 per sq.ft, but let’s see if they get it!!

I love a lot of things about this house, but the setting and that backyard are definitely my favorite!! I love the majestic oak trees and all the California native plantings….it is such a cool vibe! The lines of the house are very mid century, but the inside is more typical ranch. Still I love the living areas and how they are designed to take in that serene view of the backyard! Originally it was a 2 bedroom and then at some point someone added a large primary suite but they cut a hallway through the 2nd bedroom to get to it and now the 2nd bedroom really has to be used as a den. I guess you can put a wall up to make that room private but I think it might make the hallway feel claustrophobic but then maybe not because of all the windows in the hallway….hard to say! Still a cool house with a cool vibe!

Now this post & beam is very cool! First showings are on Sunday so I haven’t seen it, but I love the expansive walls of glass, the wood paneling and the bouquet canyon stone on that fireplace! It is also asking a pretty penny per square foot considering that it needs everything updated, but then it sits on a very large lot in a neighborhood where the homes are significantly bigger on average… so the pricing seems decent if the house has some nice add-on potential!

When I first saw this one hit the market, I wasn’t too interested in seeing it. The curb appeal felt a little desolate, but it was on caravan so I went. Glad I did because it was definitely a pleasant surprise. Now I would definitely get some trees in that front yard ASAP, but the house is a very nice house! I really like the finishes they chose to remodel the kitchen and baths and the windows are high quality wood frame windows! The pool is a nice space and they actually incorporated the driveway into the backyard space to create more room for entertaining! I would want to change out the cheap laminate flooring throughout to a high quality engineered wood flooring, but overall a very nice house indeed!

What is really nice about this property is that you have a completely remodeled front house with 3 bedrooms & 2 baths and then a brand new ADU with 2 bedrooms and 1 bath. Granted the upgrades are typical and not high end, but nicely done overall. I like how they privatized the units from each other and that both of them have private yard space…..very nice! The house by itself would sell for like $1,100,000 and it would cost you $250,000 to build a similar ADU so instead of buying a house and building an ADU with your own cash, why not finance the whole thing for the same price!

I remember this house from a few years back and it turns out they decided not to sell, but now for sure they are selling and here is your chance to get your hands on this charming cape cod traditional style home. Of course I love the curb appeal with the front porch and all that wood shake siding. Inside you have farmhouse doors on the bedrooms and ship lap and beams on the ceiling…..so charming! It has a lot of square footage but it is still a 2 bedroom house and not sure if there is an easy way to make it 3 bedrooms. Still I love the large living room and the dining room that overlooks that lush and lovely yard!

I have mixed feelings about this house! It has a lot of space and this huge bonus room in the back that is centered in the yard and so it has a nice feel to it. The main house has charm and it has been well maintained, but the upgrades are dated and the kitchen is tight. You have that great enclosed patio off the back, but you have to go through the bedrooms to get to it. The bonus room is huge and has potential for an ADU, but buyers in general are quite naive on how much that will cost. Even if it had a bathroom, you would still be spending like $60,000-70,000 to deal with all the engineering involved to get it up to code to be permitted. It’s crazy but still cheaper than converting a garage which costs more like $120,000. Anyway, it has some potential so that’s what I like about it.

The pictures on this vacant little traditional doesn’t exactly make you want to run to go see it, but the price for the neighborhood does! First showings are tomorrow so I can’t say how good or bad it is…but for that price east of Lake you should definitely take a peek!!

It also has storage for each unit which is a nice bonus. Best of all it will be delivered vacant so let’s say you live in the back unit you can rent out the 2 front units for $1900 each and covers 2/3 of your payment!!
