MY FAVORITE HOMES OF THE WEEK… OCTOBER 4, 2024

Hello Everyone!

So I ran the market summary for the Pasadena/Altadena area since last September just to see the trends.

I can see that the days on market went up from October to January of 2023 while the listing prices went down from October to January of 2023….which makes sense that time of year.

Then the pricing went up from February to July while the days on market dropped dramatically, which again makes sense because we had a hot spring market.

Since July we see a leveling off on the pricing and a dramatic increase in the days on market. Again this makes sense, because you have sellers that are pricing higher based on the spring market, but now we are in a slower time of the year with fewer buyers looking and the days on market are longer with more price decreases.

Just like I thought, but it was nice to see the statistics back that up!

Let’s get on with my favorites for this week!

730 Fairview Ave. Sierra Madre

In the 80’s there were a lot of homes in Sierra Madre that were torn down to make way for bigger and better housing! Now I know what you’re thinking……did they take a cute little cottage and just tear it down?!! Probably not because Sierra Madre had a lot of hokey cabins that should have been torn down. Anyway, this home has a lot of great features. I like the impressive curb appeal and of course you have that more modern open floor plan that we crave these days! I do like the engineered flooring they picked…..I just wish they had also ran it through the bedrooms. They did a nice job tweaking the 80s kitchen and baths by painting out the cabinetry and installing new hardware….but they should have taken the extra step of changing out the counter tops….especially at that price point! For me if I’m going to spend that kind of money…..I want more yard….but curious to see if they get it!

1173 Beverly Way, Altadena

I remember this house from about 10 years ago and my recollection was that I did not like certain things about it, but I’m glad I came back because it is better than I remember! I really like the front porch but I think the yellow may be a bit too much. The original floor plan was probably not very open, but the previous owner did a big addition with a spacious kitchen that opens to a family room that then flows out to a wonderful entertainer’s patio and luscious yard! The primary suite addition was also well executed with a lot of space and a fireplace that amps up the romance! The finishes in the main bathroom and bath are dated, but some tweaking could give it a more modern feel. The current owners remodeled the primary bath so that has that more modern feel already. I love and hate the covered porch! I love all that shady entertaining space, but then I think it makes that family room area a bit dark. Still a lot of house and worth seeing if this is in your budget!

1988 Oak St. South Pasadena

This home has it all! Great location in South Pasadena…..charming Spanish architecture…..good floor plan and beautifully remodeled! Sure it is asking top dollar, but it should get top dollar! It has a pretty open concept for a character home. Obviously that family room was added on at some point, but very nicely done. I think they re-plastered the inside of the house because it is in impeccable condition! The only thing that I didn’t appreciate were the vanities in the bathrooms…..floating vanities just feel to modern for a home with an old soul!

2304 E Dudley St. Pasadena

This home was definitely a pleasant surprise! I knew it was gutted and redone, but I expected your typical flip finishes with no imagination. Well turns out that this contractor involved a creative designer on this project! Yes they used a lot of color which in and of itself is fun, but they also paid attention to detail! I like that they included some wood into the kitchen in the vent hood and if you look at the island they created little arched niches and then the fireplace with the built-in cabinetry…..well thought out! A powder room is just the right place to go extreme and I love the pink sink with the green tile! They also converted the garage into an ADU so the perfect spot for family or even a rental if you need the income. The only ding is that the yard is tight, but for the price….a small compromise!

2242 Brigden Rd. Pasadena

While the one on Dudley is fun and hip….this one on Brigden is classically beautiful! You have the formal living room and dining room that you expect in a traditional, but then you have a big kitchen and family room that flows out onto a deck and into the backyard! The finishes are tasteful, elegant and well done throughout the home! This one will sell and not for $1.55 so don’t tease yourself if you can’t go higher because I think it should sell for closer to $1.8!

2790 Glen Ave. Altadena

This house is just adorable! The curb appeal oozes charm with that English style architecture and cute little front porch with those big windows! The landscaping is a perfect fit for the home in the front & the back! The kitchen and bathroom have both been redone with a sensitivity to the period style of the home! A great little house all around, but at $1200 per square foot I just don’t know…..we’ll see!

1300 N Mentor Ave. Pasadena

$1,249,000 3bd & 1.5ba 1,255 sq.ft 10,900 lot

This house has a lot going for it! It also has darling curb appeal and has the added bonus of sitting on a larger lot though it isn’t landscaped! I like the high ceilings in the living & dining rooms….though not sure why there’s no fireplace. The built-in in the dining room is cute. Like many craftsman there is no central hallway so all the bedrooms come off the living areas. The 3rd bedroom sits right behind the dining room and is a long but shallow space. If I bought this house, I would turn that room into the kitchen and open it up to the dining room and have it flow out to the backyard. Then convert the kitchen…laundry & 1/2 bath into a primary suite. I think it could work if you have the money! The only thing that makes me hesitate on this house is that it is so close to Washington and that gas station.

1555 Diamond Ave. South Pasadena

This house was crowded to say the least! A house in South Pasadena for a million especially on a large lot will not go ignored! I was talking to the agent and he says that the family is out of the area and was trying to remodel this house to get it ready for sale. They got in over their heads and now just want to sell it. I think you’re going to need all cash on this one since the kitchen and baths are gutted. It also sits on a large lot where you can easily build another structure on the lower level. Not sure if you can subdivide and create an entrance on the Fremont side, but if you can…..that is even more potential on that property!
