MY FAVORITE HOMES OF THE WEEK… OCTOBER 25, 2024

Hello Everyone,

Well the inventory has died down a lot already! Usually you still get a lot of homes on the market through to the end of October! Is this just a blip or have we hit the Holiday slowdown already?

Still there are some good homes out there to talk about….so let’s get to it!!

1953 Grand Oaks Ave. Altadena

It’s been a while since an elegant 2 story Spanish has hit the market in Altadena and so if a Spanish is what you have been looking for…..here’s your chance. I think this house would have really shined with some good staging, but it’s still a very good home! I love the entry with its winding staircase and the original magnesite steps and decorative railing. The living room is expansive featuring a unique wood paneled ceiling with stencil painted details. The kitchen has been tastefully upgraded and flows into a generous family room. Now you can tell the family room was added on sometime in the 50s since it feels very ranchy with all that paneling. But if you remove the paneling….keep the beams and plaster the walls and fireplace you can make it feel as Spanish as the rest of the house. The floor plan is very comfortable with 1 bedroom down and 3 beds & 2 baths up. Definitely worth seeing this weekend.

My 2 favorite things about this house is the curb appeal and the landscaping!! The landscaping just whisks you away to another era as it leads you up to the front porch of this charming Farmhouse! It’s a Farmhouse so you aren’t going to get a grand feeling in the living areas like you would in a 20’s house, but you definitely get that intimate charm. It has been tastefully remodeled throughout in keeping with the period style of the home and upstairs you have 3 bedrooms and 2 bathrooms including a primary suite. The backyard is very well laid out with the perfect sized plunge pool for the space and I love how extremely lush and private it is. I just wish I did not have to go down to the lower level to get to it. Oh…almost forgot! Don’t think just because it was built before 1900 that you are going to have foundation issues….nope…..they have a massive concrete foundation under the house!

2025 Fox Ridge Dr. Pasadena

I think this ranch is well-priced for what it has to offer. It is a well-maintained home in a great neighborhood with a nice floor plan that includes 3 bedrooms including a primary suite off the main hallway. It’s not perfect……the formal living room is in the front and closed off from the kitchen/family room space. So right now the front room is being used as a dining room. I think I would re-do the kitchen and open up the wall that separates the front room so you can create one great room. Like most of the backyards in this neighborhood it is wide and shallow and even though the pool is a very nice pool…..it feels like it takes up too much of the yard space…..still it is a nice pool!

3024 Highview Ave. Altadena

This one was not on caravan today, but it will be open on Sunday. This part of Highview is a quiet cul-de-sac off of Palm Drive and this house seems well priced given the size and upgrades. I like how they opened up the kitchen and installed that nice little built-in breakfast nook…..the beam across the opening is a nice touch too! I like the idea of that spacious family room….. but it looks like it comes off the back of the house and the living areas seem to be in the front of the house……have to get in to see how it actually fits in with the rest of the floor plan.

2125 E Orange Grove Blvd. Pasadena

Of course, I wish this pretty Spanish home wasn’t on Orange Grove because it’s such a busy street, but it is a lot of house for the money. So if you need more space but can’t afford it, then this isn’t a bad compromise. I love the charm of the home with not just one expansive picture window but two of them in the living room and one of them leads to a charming side courtyard! Having an arched entry point on either side of the fireplace is quite charming too! The kitchen and baths are clean but would definitely benefit from a good remodel. Overall a good floor plan and a good Spanish character home!

352 S Carmelo Ave. Pasadena

Not many homes come up in South east Pasadena in this price range. This street is a quiet cul-de-sac off of San Pasqual and it is a very cute traditional. The only problem is that at the end of the cul-de-sac you can see an apartment complex and this house is at the end….so the building is kind of in your face….but only as your driving up to the house. The property itself is very private. It is a cute traditional with a comfortable flow and a spacious kitchen that opens onto a family room that flows to the lush & private backyard. The finishes are a bit dated, but nothing that can’t be fixed down the line. If you are looking to get into this neighborhood on a budget, then go see this darling home.

546 Douglas St. Pasadena

This house has a bit of an identity crisis. It has cute Spanish curb appeal, but on the inside you have the architectural details of a craftsman! A couple agents mentioned they found it to be strange, but I actually really like the home! All the original woodwork is in beautiful shape and I love the Batchelder tile fireplace and the little side patio off the dining room. The kitchen faces the backyard and right now it is divided into the kitchen, a breakfast nook and a laundry room. I would blow it all open into one room that flows nicely to the outdoor spaces! The only real complaint I have is that there is no central hallway. Each bedroom comes off a living area. Still a darling house that should be on your list to see this weekend!

2743 Glenrose Ave. Altadena

This one just hit the market and it’s not exactly my favorite pocket of west Altadena, but I can’t ignore the price! I did notice that they are selling it using an auction set up online where the bidding starts at $800,000…..so we will see if they are able to get a frenzy going on this one. It doesn’t have the latest and greatest upgrades, but it looks to be very well maintained and the backyard is literally a blank slate. Of course, $800 is a very attractive price, but I wouldn’t pay to much more than $900 because of the area.
