So nothing much seems different this week with the market……still buyers out there but they are pickier especially the higher the price point and so some stuff sells and some stuff doesn’t!
Let’s see which ones of my favorites for this week actually sell!

This house was swamped with people on Thursday and half of the people there had professional camera equipment probably trying to capture that perfect instagram shot! You walk in and you are blown away by that living room! Check out the wood paneling on the walls and combined with that ceiling and those walls of glass…it is just breathtaking! I also love how the fireplace doesn’t end at the ceiling….it has its own light well! The original kitchen is spectacular with the walnut wood cabinetry that has that golden patina that happens only with time! Definitely swing by this house but be ready to deal with the crowds!

Yes it is dated and needs everything updated, but it has a great floor plan…..especially for a character home. It is not easy to find an open floor plan in these older homes! The living/dining rooms are one huge space that flow out to the backyard and the kitchen is a generous size that also looks out over the yard. I ran out of time yesterday so I missed this one, but this block of Berkeley is lined with beautiful Spanishes! Who doesn’t love a front courtyard! The living room has a dramatic fireplace with French Doors that open up to a side patio that was enclosed at some point! The kitchen and baths have been tastefully remodeled keeping that more period feel. It also has a darling ADU behind the garage! This house certainly packs a lot of punch….I’m just worried that there will be very little yard space left.

So yesterday I finally went to check out the new homes that were constructed on Palm between Fair Oaks and Marengo. They built 16 homes and 6 of them are in escrow. I went to look at the model home and they did pick a lot of nice finishes I have to say. Now I know that you would expect the really nice finishes on the model home, but they did them with all the homes! My biggest concern was the small lot sizes, but they are a nice space despite the overall size because of the fact that the front yards are small. I would encourage you to go see them!

These days there are a lot of homes that start their marketing on Friday so they won’t be on caravan till the following Thursday and by then it might be too late for you to get in and see them so that is why they are on my list even though I haven’t seen them. This one on Howard just hit the market today and if you have been waiting for that large craftsman on a large lot in the Historic Highlands…..here’s your chance! From the front I thought it was in original condition because the outside paint is quite boring and dated. However, the pictures on the inside look like the home has been very tastefully remodeled throughout! So the next owner can spend their time making the outside look more spectacular with the right paint and landscape! I am not a fan of that block of Howard so close to Lake, but it’s not bad!

There are 2 nice houses on Monte Vista this week. You can tell that this was a much smaller house in the beginning, but these people did a great job adding on. You walk right into this great open living area with plenty of room for entertaining friends & family. They chose classic finishes and I really like the brick back splash in the kitchen. You have 2 bedrooms and a bath off the main hallway and a huge master suite with his & her closets off the back. Very well done overall! I only have 2 complaints…..1) I don’t like the full bath with access right off the dining room. I would prefer a powder room with a more discreet access point. 2) The bonus room in the backyard. Yes it is a great extra space, but it takes up the whole backyard. Still definitely worth seeing!

This one just hit the market so I haven’t seen it, but it is attractively priced for that sized home on such a nice sized lot and it has been remodeled throughout too!! You can see that the living room is a nice formal space and then you have one long room with the kitchen, dining and family room. I don’t know why but it is quite common for these family rooms right behind the fireplace to be on the small size and I can tell this one is small because all they have for furniture is 2 chairs! Still you can always add-on with all that backyard space you have!

Blocks with an architectural theme are very popular! You have Marguerita Lane that is all Spanishes….you have Oak Knoll Gardens which is all English cottages and Norwic that are English Tudor. Highview is a block of mid-century moderns! As far as I know they were all built with the same floor plan, but of course over the span of 70 years there have been good and bad modifications! This one is pretty original and I do appreciate that a lot as would most purists! I love the landscaping and how they designed the front courtyard with the built-in seating. The kitchen is a fun space with stainless steel counter tops and I wouldn’t do much to change it. The baths could use more work in my opinion…but again a matter of taste. I feel bad because you can tell the owners really put a lot of love into this place, but it seems they lost it in foreclosure and now an investor is selling it. So sad 🙁

I think this home is very well priced! It has a good floor plan and has been very well maintained throughout the years. I love the formal rooms, but also how the dining room, family room and kitchen all open to each other and out to the backyard! The kitchen has been remodeled…..though dated and not the highest quality and the baths still need updating, but nothing that has to be done right away. I like the curb appeal with the shake siding and the house gets great light throughout!

Ok….again I haven’t seen this one…..but I can’t not talk about a good sized home on a good sized lot that is in clean condition at this price in Sierra Madre! Sierra Madre is so popular and there has been very little in this price range of late! Obviously everything needs to be updated, but just worry about redoing the flooring before you move in and everything else you can do little by little!

This one also just popped up, but a cute craftsman like this for under a million will be very busy this weekend! It has all the original character and charm you want in a craftsman with the dark wood wainscoting not just in the dining room as to be expected, but also in the living room! The kitchen and bathroom aren’t bad, but could use some different finishes at some point. The yard is smaller, but they tend to be on that section of Ladera. Still cute house….cute street and great price!
