I’m back from New York and that was so much fun…..I had never been there and it is truly a city that has to be experienced at least once in your life!
Actually, I couldn’t wait to get back and see what I missed in real estate while I was gone! I did go through my homes of the week from November 1st and those homes are all in escrow…but then from the week before the ones under $1.3 went into escrow and the 3 homes that I listed that were more expensive are still available.
It’s not price range though because there were 5 homes over $1.3 in the November 1st list and they are all in escrow. Again, the buyers that are looking are being pickier this time of year!
This week I didn’t expect many houses to come on the market right before Thanksgiving, but there were more than a few and there were a few good ones! So let’s get on with it!!

I don’t know if this house is priced well, but I love the feel of this home. Classic & elegant architecture….gracious rooms and beautiful upgrades! Let’s start with the high ceilings, original hardwood flooring and wood framed windows! I love all the French doors that open out to all the patio spaces surrounding the home. The den off the living room has it’s own fireplace and beautiful rich wood cabinetry! They did a lovely job remodeling the kitchen and adding on a family room to create that open flow we love these days. Upstairs the landing is expansive and you have 3 bedrooms including a primary suite with tastefully remodeled bathrooms. You also have an adorable guest house above the garage. The only disappointment is the yard. The back space feels too small for that price point….if there were just maybe 5000 sq.ft more of grassy space by the pool it would be perfect!!

80s/90s construction is usually not my favorite, but this home was custom built with a lot of thought put into the design. Good architecture is good architecture regardless of the year and this home has good architecture. I think I would add some detailing on the outside. I love the idea of the turret entrance as you would find in a French Normandy….but then everything is stucco and I think a little more warmth is needed. I appreciate that they went the extra mile to add real wood flooring and other wood elements like the beamed ceiling in the formal living room, kitchen, family room and upstairs primary suite! I also love the vaulted ceilings and all the windows that capture the light. Now at my age, I can definitely appreciate that there are 2 primary suites….one up and one down…..which is great for people who want to age in their home. They did do some work to upgrade the kitchen and bathrooms so that they aren’t so stuck in the 90s….about $170,000 worth of work to be exact!

So this home is not going to wow you with architecture, but it is a good solid ranch with a decent floor plan on a nice sized lot in a highly coveted neighborhood! It’s definitely in very original condition but I like the overall flow. I would want to open the living areas up to each other and maybe add on to the den behind the living room fireplace wall to create a nice great room off the kitchen kind of feel. I appreciate that the pool is way in the back so that you can add on and do some nice landscaping too!

This one just came on so I haven’t seen it, but it seems well priced for the size and location! The original stained wood frame windows, the fireplace and the coved ceilings in the living room…..always adds to the drama. The kitchen I like except for the flooring, but the baths need more freshening up for sure! You can tell that the family room & primary suite were added on so a lot will depend on how well it was all done and how it flows with the rest of the house….and some of the pictures make me nervous as to how well that was done. The yard also seems to be a very nice space!

This home also just hit the market, but again seems well priced for the location and size! They call it a mid century but it’s a single story cape cod style home….and there’s nothing wrong with that! I love the shingle siding and that big bay window in the front! You can tell that it has been well maintained, but not updated. Still at that price you have some wiggle room for improvements!

This redone traditional sits on a quiet little street tucked up into the foothills. The floor plan has been reconfigured to create one large great room with a remodeled kitchen! The dining space is tight and even though the doors open out to the backyard…..there isn’t much backyard. It is rare to find a 2 bedroom layout this size that includes a 2nd bathroom creating a primary suite! I do like how that room opens out to the side yard. I also like how nicely they landscaped everything making the front and side yards very usable to make up for the lack of backyard .
