Hello Everyone, I was listening to NPR yesterday and they were talking about the economy. How this year felt a lot like the latter part of 2022 & all of 2023 when inflation was high and consumer confidence was way down, but all the economic indicators were fine. This year same thing…..confidence is down but indicators are fine. Still, you can definitely feel hesitation on the part of the consumer in the housing market for sure! Consumer confidence is the backbone of this economy and it was shaken up this year with all the governmental upheavals….hopefully that will calm down soon. There weren’t a lot of homes to talk about this week and in all honesty I’m not super excited about a lot of these, but I had to have more than 2 homes on my list! 1700 Devon Rd. Pasadena $3,298,000 3bd & 3ba 2,012 sq.ft 25,441 lot Open Sunday 1-4 pm My favorite thing about this house is the setting! This home sits close to Linda Vista so I love that you don’t have to go up miles of narrow windy roads to get this beautiful tree top and valley view. Not only do you get a view, but you also get a lot of entertaining and garden space! Expansive windows throughout, frame that view from all the living areas. I could spend all day washing dishes and just staring out the window. It also has been tastefully remodeled throughout so just move in and enjoy. I’ll be curious to see if it can get over $3 million for 2000 sq.ft……that is a very aggressive price! 3500 Grayburn Rd. Pasadena $2,119,000 4bd & 2ba 2,291 sq.ft 10,429 lot Open Saturday 1-4 pm $1000 per square foot seems to be the target pricing for most homes these days. This one on Grayburn has a very nice feel to it and they did a nice job with adding wallpaper in the right places and the wainscoting in the dining room. The bathrooms have also been remodeled nicely, but the kitchen still needs to be redone and there is no primary suite! Having 3 bedrooms and an office is nice, but I think I would combine the office & 3rd bedroom to create a primary suite. If you take the wall down separating those 2 rooms and then take the ¾ bath and enlarge it into the bedroom space, I think you could have a nice primary that looks out into the lush and private backyard. 1755 N Hill Ave. Pasadena $1,999,000 4bd & 2.5ba 2,263 sq.ft 16,609 lot Open Saturday & Sunday, 2-4 pm I’ve always loved the look of this home as I drive up Hill. I like how it is oriented to the corner and the compound feel they created by hedging off the property from the street. The house sits in the middle of the property so there is no real front yard versus backyard space….it just surrounds the house pretty evenly. That’s why enclosing all the space was important. I love that expansive wrap around porch with enough space to entertain! I love that big kitchen and the primary suite downstairs is all windows….not great for privacy….but I love it. I also like that they remodeled the baths and kept the original tubs that are gorgeous. I love the downstairs layout with the 2 big bedrooms, but upstairs the stair access is a little sad and then there’s no landing… just 2 bedrooms and a bath. I guess your least favorite children can have those rooms ;) 880 Arwin St. Pasadena $1,398,000 3bd & 2ba 1,566 sq.ft 8,596 lot Open Saturday & Sunday, 2-4 pm This one just came on the market so I haven’t seen it, but going by the pictures it looks to be very nicely remodeled…except for that one bathroom which could use a refresh. It doesn’t have as open a flow as I would like in the living areas, but the backyard is directly accessible from the kitchen. That primary suite looks very impressive with that lovely bathroom and walk-in closet. The backyard is also quite nice looking with lush landscaping and dedicated entertaining areas. 1678 Midwick Dr. Altadena $1,149,000 2bd & 1ba 1,564 sq.ft 8,405 lot Open Saturday 11-2 pm & Sunday 2-4 pm In a normal world this home would sell in a heartbeat! For that price, it is a classic home on a great block. It has a nice spacious layout and it gets great light throughout and it also has a nice yard! The kitchen and bath are not updated, but they are in clean condition so you can remodel those later. Now the garage did burn down on this property and there are a few homes on the block that burnt, so I’m interested to see whether or not people will move forward on what otherwise is a nice deal. 735 W Lemon Ave. Monrovia $1,088,000 5bd & 3ba 2,181 sq.ft 14,994 lot Open Saturday 11-1 pm & Sunday 2-4 pm This duplex in Monrovia is nicely priced! What I like about it is that the main house is in the back with a huge yard and pool! There is a large courtyard separating the main house from the little front house so you really do have a lot of privacy in the main house. Which is really great for a family trying to get their foot in the door in this real estate market! You can rent out the front for like $1800 and that really helps with the mortgage. When you feel ready to move up to your forever home this has great rental income potential because you could easily build 2 more units on this property!
