MY FAVORITE HOMES OF THE WEEK… MAY 3, 2024

So this week there are actually some nice options closer to a million that you should check out! I don´t know if it was just that I kept missing all the agents, but it definitely felt slower out there on Caravan yesterday. Are people heading of town early this year?

If you are a first time buyer…..take heart! I know it feels like everything is selling for way over asking and that the pricing is just going to keep going up, but you will see prices stabilizing at this point for the rest of the year with fewer offers on the table as sellers start pricing their homes to reflect the higher sales prices of the houses that sold in the last 2 months.

From this point on you will even start seeing some homes that aren´t so great trying to get the same prices as the great homes thereby actually sitting on the market. You combine that with more inventory and buyers heading out of town and you will see some interesting opportunities arise. Dig deep for that 2nd wind and keep your eye out!

The 50´s ranch that was originally here before has now been transformed in 2022 into this contemporary style home! Even though I am getting tired of the super contemporary boxes that they are building these days, how often do you get the chance to see a $10 million dollar home in the most elite neighborhood of Pasadena?? Here is your chance! I love how the 2nd story juts out creating a covered patio below! I also love the idea of making the most out of the space under the stairs by creating a wine fridge……genius! You can see that the finishes are high end, but unfortunately all the features and finishes have been done before many times so there is nothing there that will set the design world on its edge. Still I would go out of my way to see it because the area is so beautiful!

Located in the heart of the Cal Tech Neighborhood, this lovely traditional style home has been remodeled in a very old world European style that I find so charming! I love the dark stain on the oak flooring along with the stone fireplace. It was obviously a small house to begin with, but I think they did a wonderful job with all the additions! There is no formal living room but they did a good job opening up the kitchen and creating a built-in dining space and then that space flows into the cozy family room that then opens to that beautifully landscaped backyard! I love the brick patio and the gravel area with the fire pit seating. The landscaping is simple but beautiful with all that purple, white and green! Then there is this wonderful she shed they created perfect for lounging around and watching TV or working from home! Inside there are the original 2 bedrooms off the front hallway and then a spacious master suite off the back addition. Very well done overall and definitely a must see this weekend!

Funny how this area has been so quiet for so long and just in the past few months we have had 6 houses come on the market within 6 blocks of each other! This one on Alta Crest is my personal favorite of those 6 homes. I love the formal entry that leads to that expansive living room with it´s high ceilings and wall of windows overlooking the front yard! It has more traditional features than the rest of the homes on this block which I actually appreciate. The living room flows into the dining/family room space which is blessed with a series of windows that bring all the outdoor spaces to the forefront! The bedrooms are also massive! My main concern is that the dining area and kitchen are so tiny……I wish they had made the other spaces a little smaller in order to give more space to a formal dining room and bigger kitchen. Still a good house overall and worth seeing!

2470 Queensberry Rd. Pasadena

This little traditional on Queensberry is the only home in this part of town with 3bd & 2ba that has been decently remodeled in this price range so it makes the list! I have not seen it in person and there are definitely things that might take it off my list when I do see it in person. The main thing that is turning me off is the lack of some nice big windows! The living room looks like it needs bigger windows! I like the great room feel they created in the kitchen/dining/family room area, but hate that they used cheap linoleum flooring…..come on! I love that there is a 3 car garage and also a huge storage room behind, but I hate how much yard space it takes up. You can look at pictures all day long, but it´s how you feel when you walk through a space that counts……so let me know what you feel if you go through the open house!

So for the same price you can head over to the other side of town and get a lot more house for the money! This one just came on so I did not get to see it either, but the pictures feel better than Queensberry. The living room has a nice big window and it opens up to the dining area which has a set of French doors that allow a lot of light into the space. The kitchen has been decently upgraded and it flows into the family room addition with its vaulted ceilings! From their guests can flow out onto that deck where you can enjoy those beautiful grounds! I love that they tucked the pool behind the garage so that it feels like you have so much more green space! They did a cute job converting part of the garage into the pool party room…..fun!! Definitely check this one out this weekend!

Once you get north of Altadena drive, Fair Oaks is no longer a busy street….but then again there is fire insurance you have to worry about! Anyway, I like this house for the price. If it stays under $1.1, I think it is a nice deal. The houses in this part of Altadena are very similar with an ¨L¨ configuration for the living and dining spaces and then 3 small bedrooms off the hallway. The laundry space is usually off the kitchen behind the dining room wall, so you could open up the kitchen reconfigure the space to have a nice open flow to the backyard. The backyard is simple, but nice! The good thing is they have not updated the kitchen or bath and the flooring needs to be replaced, so you don´t have to undo any remodeling to reconfigure the space!

I was not even going to see this place because it was on Huntington Drive which is like a freeway during rush hour, but then I saw that my friend Sheila was listing the home and I wanted to see her! What a surprise to come upon this little courtyard of English cottages that are sold individually! In 25 years I have never seen these before!! This is an amazing condo alternative opportunity! It is an adorable cottage that has been tastefully remodeled! You have super high ceilings in the living room with that Batchelder tile on the faux fireplace and the petite dining room with a corner built-in. Downstairs you have one bedroom and tastefully remodeled bath and then upstairs you will find another bedroom and beautiful bathroom! There is even a darling little yard space! I would buy it in a heartbeat if it were just me!!
