this week I am in Houston helping my baby with her 1st baby…I get to
celebrate her 1st mother´s day together! To all those mothers out there
and all their children, you know a mother´s love is greater than any
other kind of love in the world! Happy Mother´s Day!! Needless
to say I was not there to look at any homes, but I saw that there were
quite a few interesting options out there this week! I actually have 11
houses on my list and quite a few around a million so hopefully it will
split the herd of buyers out there and give everyone a fighting chance
of actually getting a home! I mean just getting an offer accepted these
days feels like you won the lottery…..jeez!!

It has been a while since a nice big Spanish has been for sale so I am sure this one in the Country Club of Altadena will get a lot of attention! I love a good formal entry with an elegant staircase. The living room has beautiful beamed ceilings, original hardwood flooring, and a large picture window! I hate what they did to the fireplace surround….but that can be fixed. Right off the living room is a family room that flows out to the backyard….making for a nice open flow. It has 4 bedrooms upstairs including a large primary suite so that makes for a nice floor plan. You can tell that the house was remodeled in the 90s because of the finishes so at some point you would want to redo that, but nothing you can´t live with for awhile. What is strange is that they did all that remodeling, but the house still does not have central heat & air????? I also don´t like that the driveway cuts through the backyard to the garage….. you will have to be creative to make it feel like part of the yard rather than a driveway. Still it is a classic Spanish with over 3000 sq.ft so a must see!

The mission district of San Marino is this cute pocket neighborhood with architectural homes on smaller lots. There are even a couple streets …like this one …where not only are the lots smaller, but the homes are smaller too. But don´t let that fool you….the prices are still big! This one has some very cute curb appeal for sure and they did a nice job getting it ready for sale by painting the kitchen cabinets and putting on new counter tops as well as changing out light fixtures, but you can tell that it still needs quite a bit of work. The landscaping is ragged with an uneven brick patio in the back and the bathrooms are still original. Still it is a great area right on the border with South Pasadena!

This traditional has some exceptional features! I love the formal entryway and that living room with the wall of French Doors that flow out to that expansive, lush & private backyard! It is not easy to find a home that has all that classic architectural detailing with an open flow! The formal dining room is also blessed with a set of doors that open out! When you get around to redoing the kitchen you can open it up tastefully to the dining room to create a really nice layout for entertaining. Looking at the layout I see 2 bedrooms and 1 bath on one side and then a den, bath and bedroom on the other. However, the bedroom on that side is too small for a proper primary suite, so I would combine those 3 rooms to create a better layout. Still it is a house with good bones on a quiet street in Linda Vista on a large lot. Definitely a must see if this is your price range!

This street is in Sierra Madre, but right on the border with Pasadena and it sits on a very nice sized lot. At this price I am sure it will be busy! It is funny to see pictures when a house is vacant because I am so used to staging, but you can see how boring the rooms look without any furniture in there to attract your attention. This home needs work for sure…..I hate all the fake laminate everywhere and all the baths and the kitchen definitely need updating. From the pictures, the living room feels isolated from the rest of the house so I am hoping that the kitchen and/or family room sits behind that wall so you can blow it out and create a great room that flows out to that substantial backyard! Of course it is all about the flow of the space so you have to get in to see it, but if it is a nice layout and doesn´t sell for too much more, then definitely worth it!

This lovely traditional home sits on a lovely street in NE Pasadena. Now most traditional style homes don´t have a very open flow, but the dining opens out to this enclosed patio that opens to the yard so this one may be a little more open. The kitchen has been nicely tweaked for sale, but the house is mostly in original condition so it will need updating. The landscaping looks lovely but unfortunately the driveway cuts through the yard to the garage and it is asphalt so that is not a great look. You really need to do something creative with that driveway and garage to make it look more like part of the yard.

So this is interesting….the agent scheduled the estate sale and the open house at the same time, so you can do some antiquing while you check out the house! He will definitely have a lot of people there which is what you want in an open house! I am curious to see what this one sells for because it is a lot of space for the money in a beautiful North Glendale neighborhood! There does not seem to be a lot of architectural detailing, but I think if you get rid of all the paneling and clean it up you should have a decent home in the end. It looks like there are 3 bedrooms and 2 baths upstairs which makes for a good 2nd story floor plan. Definitely worth seeing at this price!

This traditional definitely has a traditional floor plan with the living areas in the front and bedrooms off the back…..so no open flow. It is a very basic flip with a lot of gray and white but as you can see you can add warmth to the space with the right furniture and a lot of carpets! Still it is 3 bedrooms, 2 baths with a nice yard and in a nice neighborhood and unlike the other ones so far on the list, it is already remodeled so just move in and enjoy!

So this one is also very nicely remodeled and even though I like the Roosevelt location better, this house is way more charming! I love …love….love the natural cedar siding on this adorable little craftsman! The pony walls separating the living and dining room are nice and I like how they kept the built-in hutch in the dining room, but opened it up on the top so that you can see into the tastefully remodeled kitchen which then flows out onto that large deck for entertaining! You have 3 bedrooms including a primary suite with large French doors that open out onto that same deck. The bathrooms could use a little more pizzazz, but still a very nice remodel overall. Now I am torn because that extra structure in the back makes for a perfect gym/office, but it feels like it takes up the whole yard so part of me wants to take it down or at least open it up and make it feel more like a covered patio…..maybe there is a way to keep it and make the yard a nicer space?

week Glendale has 2 good deals for us and both of them are English!
This one is in the Verdugo Woodlands which I love and it also needs a
lot of work, but I like the floor plan from what I can tell from the
pictures with a formal living room …..spacious dining room and large
kitchen! The deck and the way it flows to the yard is funky and what is
in that lower area???? Still I am sure you can re work that to make it
feel way better and for that price in that neighborhood it is worth
figuring it out!

Greystone is a lovely street in North Monrovia and this is a great value for around a million. It is a lot of space for the money though you can tell that it was originally a 2bd & 1ba that was added on to at some point……it looks a little funky for sure. So it will all depend when you walk through whether or not the floor plan works for you. I see an expansive deck but can´t tell how much yard space there is to be had. Still definitely worth seeing for that neighborhood…that size and that price!

Here is another traditional in that same lovely neighborhood of Monrovia! Originally it had that ¨L¨ configuration I like with the dining room opening up to the backyard, but then someone added another room off there. Right now they staged it as an office, but it really should be used as a little den since it opens to the yard and who keeps an office like that….you and I know that offices are messy! They had the right idea opening up the kitchen to the dining room you just need to lower that bar when you remodel the kitchen. The bathroom has been redone…though not my favorite and I am hoping there is hardwood flooring under that blue carpeting in the living room and one of the bedrooms!
