MY FAVORITE HOMES OF THE WEEK… MARCH 8, 2024

Hello Everyone!

So this week there wasn’t as much on the market as I had hoped there would be, but there are still some homes worth talking about.

Now I believe a lot more stuff has to be coming because when my listing on Alta Wood went into escrow, three agents that were getting similar listings in the immediate area called me to see how many offers I got and what kind of pricing. So if I know of 3 houses that are coming up in the immediate area, then there has to be quite a bit more coming on in other neighborhoods…..at least I hope so!

Of course in a perfect world we get just enough inventory to meet most of the demand but not all of the demand so that the pricing remains strong!

Well let’s get on with my favorites for this week!

885 N Holliston Ave. Pasadena

This English style home is located in the heart of Bungalow Heaven, but unlike most of the homes in this neighborhood……this one is larger than average on a lot that is twice as big as most of its neighbors! I love the living & dining rooms… the pictures don’t do it justice! They are expansive rooms with high coved ceilings….there’s a gorgeous fireplace and custom built-ins……so beautiful! The kitchen has been done tastefully but honestly it feels a little boring. I do like how it opens to the den which then flows out to the backyard. The bedroom layout is comfortable and having that extra bedroom space is perfect for an office. The backyard is quite large with a pool & spa……I just wish the garage wasn’t in the middle like that because it chops up the space and doesn’t feel as large as it really is…..still definitely a good house to check out this weekend!

Monrovia is a beautiful community and the neighborhoods north of Foothill are filled with period style homes along tree lined streets. They have their fair share of Craftsman style homes and this one is an exceptional one! It has been loved by all of it’s owners as none of them have tampered with it’s original architectural features ….so much so …that it qualifies as a Historical Landmark and has the added benefit of lower property taxes through the Mills Act. The front room is staged as an entry, but it is actually the living room with a striking river rock fireplace. It is a little bit of an awkward space for a living room, but you can certainly float a couch and some chairs in front of the fireplace and then there is a room right off that space that makes a great TV room….hang out space. The kitchen is a little dated but has been tastefully done, so I would paint a richer color on some of the cabinetry and redo the counter tops and you are golden! I love the huge landing at the top of the stairs because it makes the whole upstairs feel so grand. The bathrooms need more updating at some point, but nothing you can’t live with for now. The backyard is a great space with a pool & spa. Definitely worth the trip to see this beauty!

This one came on earlier this week, but no showings till this weekend so I haven’t seen it…..but at this price for this much square footage and this much lot size……it will be BUSY! Now I don’t want you going to see it and tease yourself if this is the top of your price range, because if it is halfway decent it will go for more like $1.9. It obviously needs updating, but it looks well-maintained and I love the pitched beamed ceilings in so many of the rooms! I hope it’s not dark…..the pictures feel like they have been artificially lightened up…..but we will see!

1306 San Luis Rey Dr. Glendale

I haven’t seen this one either but this one looks interesting and there aren’t too many homes that are interesting this week……so here it is on my list! This mid century ranch is in the Verdugo Woodlands neighborhood of Glendale which I love for its woodsy setting! I like the look of the living spaces with the beams on the ceiling and the stone work on the fireplace that extends across the wall and even over the opening! I am not a fan of the sliding doors into the sun room…..feels like either you get rid of those doors and make the sunroom feel like part of the living room or get rid of the exterior doors so that the sunroom feels more like an outdoor space. The kitchen and baths are dated, but nothing that can’t be done over time. I really do love the setting of the outdoor spaces!

1715 E Calaveras St. Altadena

I think this house is very well priced for the Country Club area of Altadena! I really like the living room with that copper mantle on the brick fireplace…..the beamed ceilings and the expansive wall of glass that frames out the backyard! I know it is a little dark, but honestly I would just get rid of the part of the roof that covers the back patio and you will get a lot more light in that room! The kitchen and baths need updating but it is a good floor plan overall. I am not a fan of the blue trim….but that’s an easy fix! The backyard does need some drama so that you have something beautiful to look at through that wall of glass in the living room!

211 W Poppyfields Dr. Altadena

Now this house was quite busy on Thursday as to be expected with a lot this size for this price. Now it won’t sell for this price, but I’m guessing that it will get a lot of offers which might force it to sell for even more than the house on Calaveras even though it is not the Country Club neighborhood. It also needs updating, but it gets very nice light which is a big plus. I think you could get a decent primary suite if…..now stay with me…. there is a hallway that shoots off the main hallway past the middle bedroom and into the kitchen. If you lose that hallway and give it to the middle bedroom, then you have a decent sized bedroom and you could steal space from the laundry room to create an attached bath! You will have to walk around through the living area to get to the kitchen……small price to pay in order to get a primary suite! The backyard is a nice size, but I would hedge off the side yard to capture that for the backyard space too!
