MY FAVORITE HOMES OF THE WEEK... MARCH 7, 2026

Hello Everyone!

This week’s Caravan was very busy, especially compared to last week! There are definitely some great houses in the bunch and I even had the chance to see a Showcase home this week. So let’s get to it!

1220 Hillcrest Ave. Pasadena

$19,998,000 5bd, 8ba & 3x ½ ba 15,533 sq.ft 217,696 lot

No scheduled open houses. Please contact me for a private showing!

I have been selling homes in this area for over 25 years and I have never seen a property like this……5 fairly flat acres of manicured grounds in the most exclusive neighborhood in Pasadena! On these grounds sits a 15,000 sq.ft brick front Monterey Colonial….which is one of my favorite architectural styles and it has been stunningly remodeled throughout! In fact it was the Pasadena Showcase house last year! It got me thinking…..why have so many Showcase homes come on the market so soon after their debut! So I asked the listing agent and she said that many times the Showcase house is a home where a family owned it for a long time and now that the parents have passed the house needs a lot of work and is a perfect candidate for Showcase. I mean why not get it remodeled for a fraction of the price and sell it for more money on the open market……makes sense!

1955 N Los Robles Ave. Pasadena

$1,795,000 5bd & 3ba 2,670 sq.ft 7,796 lot

Open Saturday & Sunday, 1-4 pm

There are so many things to like about this house! I love the big living room with the bay window and the box beam ceilings that are also featured in the dining room…though not a big fan of the fireplace front…too modern. The kitchen has been nicely redone though maybe a little too trendy of a floor tile. Downstairs you have 2 bedrooms with private baths…..one was done in limestone and the other is a more recent update and flows out to the backyard. The upstairs was quite the surprise. Usually in this type of a craftsman the upstairs is tight and uncomfortable…but this home has a spacious 2nd story with 3 bedrooms, one cute bath and they creatively converted 2 smaller spaces into walk-in closets! The backyard is not huge, but very well laid out. You have a small pool and a fake grassy area and I like how they fenced off the space so that the garage and driveway are not in your face! The garage also offers a studio space with ½ a bath which is so handy. Now if I could just pick it up and take it off Los Robles!

2621 E Glenoaks Blvd. Glendale

$1,749,000 3bd & 2ba 1,998 sq.ft 9,372 lot

Open Sunday 2-4 pm

Tucked away in the Glenoaks Canyon neighborhood of Glendale sits this lovely Spanish Revival. It has great curb appeal with the roof detailing, arches, porte cochere and the elaborate woodwork encasing the front window. The living room has such nice touches with the original hardwood flooring and wood frame windows, as well as the beamed ceiling, plastered fireplace, custom built-in, original sconces and the wrought iron curtain rods. The kitchen has cabinets from the 80s, but I like the color they painted them and the refresh on the counter tops. It is a good layout so I would leave it. I love how they remodeled the bathrooms in keeping with the Spanish style….timeless. Now it says 3 bedrooms, but the back bedroom is a huge addition that is being used as a family room and it does make for a very nice family room because you get that really nice connection into that lovely lush backyard!

434 Wenham Rd. Pasadena

$1,598,000 3bd & 2ba 1,614 sq.ft 8,289 lot

Open Saturday & Sunday, 2-4 pm

Now this home will not win any architectural awards, but it is a nice solid house that has been thoughtfully maintained and remodeled and located in a very popular Southeast Pasadena neighborhood. It has a nice open flow with a spacious kitchen and a nice yard. There are 2 bedrooms and a bath off the main hallway and another bed & bath off the front of the house. Overall a good house and worth seeing if you want to get into this neighborhood!

3270 Hermanos St. Pasadena

$1,549,000 3bd & 2ba 1,803 sq.ft 7,413 lot

Open Saturday & Sunday, 2-4 pm

Now to be honest, I am not a fan of this price point in this pocket. Not that it is a bad neighborhood or anything, it is just that most of the houses in this pocket tend to be under 1500 sqft and it is the average size of the homes in a pocket that define the upper limits of that neighborhood's price point. Still they did a very nice job remodeling this house. This house checks off all the boxes. It has an open floor plan …check….it has 3 bedrooms including a primary suite….check…..it has been completely remodeled with tasteful finishes….check ….it has a good size yard…..check….and there's even a freestanding office space…..double check! It´s just not an exciting house but I think if you do some great landscaping and add some architectural elements like trim work and custom built-ins and maybe some beams on the ceiling you could amp up this house!

1220 Tropical Ave. Pasadena

$1,250,000 5bd & 3ba 2,068 sq.ft 7,462 lot

Open Saturday & Sunday, 2-4 pm

I have not seen this house, but it looks like a lot of house for the money! Obviously it needs updating, but looks like it has been well-maintained over the years and IF the floor plan is decent, then definitely it is a very good value!

3325 Primavera St. Pasadena

$1,149,000 2bd & 1ba 1,414 sq.ft 8,708 lot

Saturday & Sunday, 1-4 pm

After you see the one on Hermanos you can go right around the corner and check out this house too! Now even though this one has not been remodeled …to me it has more appeal than Hermanos because of all the woodwork…..but you can borrow some ideas from this house to add some warmth to the Hermanos house. I love the shelving around the fireplace…..so simple but adds so much! Of course the vaulted wood ceiling in the den is an eye catcher. The yard looks nice too….definitely worth a peek if this is your price point!

1374 Palm Ter. Pasadena

$999,000 2bd & 1ba 1,131 sq.ft 6,103 lot

Saturday 12-2 pm

This house is adorable! It has cute curb appeal. The living room is quite large and I love all the light it gets. The dining room has that nice built-in and windows overlooking the backyard….which of course I would want to turn into french doors. The kitchen has nice cabinetry and is a decent size…..not a fan of the countertops….but easy enough to fix. They have this little enclosed porch off the kitchen that has the piano, but I would put the laundry there cause I do not like it in the bathroom. Now for a lot of people it may just be too close to Washington, but it is a cute house at a nice price and worth a visit!
