MY FAVORITE HOMES OF THE WEEK… MARCH 29, 2024

So every time I think the inventory is picking up …..then it´s not! This week was dismal in the options department. The one bright spot is that we have 3 decent options closer to a million this week. Although who knows where they will end up in pricing……if it is like my listing on Beverly I had last week, then they will easily get $1000 to $1050 per sq.ft!

So let´s get on with my favorites for this week!

The Historic Highlands has been quiet as of late, but this house is making a pretty big splash! It feels like a flip but I don´t remember seeing it before. Anyway, it is a lovely home in the heart of a popular neighborhood so I think it will do well! I love the living room with the arched beamed ceilings and I like how the arch is mimicked in the doorways. I really love all the windows! You want to feel like you are buying a great house…….many times it is all about the windows!! Not only do they have these amazing floor to ceiling bay windows in the living areas…..they are in the bedrooms too! That really creates a WOW factor! I love the hardwood flooring throughout and the finishes are quite tasteful. Who knew white appliances would be back in style! The staging feels pretty unordinary but I am sure whoever buys this house will do a better job with their furnishings!

This one was not open on Thursday, but I like what I see in the pictures! I am a sucker for that east coast style stacked stone on the front! It looks like these owners have been here a while and I like the upgrades personally. I love the warmth of the wide plank engineered flooring and the more traditional touch in the kitchen finishes rather than super contemporary. They kind of lose me in the bathrooms where it feels a little too modern and then they really lose me in the backyard where it is all concrete and pool! There has to be a way to improve on that back yard space……maybe a jackhammer?

I saw this one last Sunday and it was crawling with people! The house is nice enough, but what really sells it is the view! You have a straight shot of the whole valley and downtown…..very hard view to get and westsiders really….really love a view! You don´t get to see much of the view from the house, but step outside and WOW! The living/dining room is a very nice space with sliding doors out to that patio and that view. The kitchen is an odd layout to me with 2 separate spaces…but you can certainly fix that at some point. I love what they did with the master bath…..probably because I used similar tile in my bathroom 😉 If you want one of the best views in Altadena then don´t miss this one!

Marguerita Lane is a special little collection of homes! What I have been told is that it was initially developed as an artist colony, but they only got as far as 8 before running out of money. At some later point the other 8 homes were built to finish off the lane. It now has Historical status and so all the homes on the lane are eligible for the Mills Act. This one already has the Mills Act so they can pass along the property tax savings to the next buyer! It also has a more straight forward floor plan then others I have seen on the lane. It has been tastefully remodeled throughout so ready for the next owner to move in and enjoy! Definitely worth seeing especially if you have never been on the lane!

This home has been very lovingly maintained and remodeled over the years! It has a very inviting feel to it and I am sure it has a lot to do with the furnishings, but that is why staging is so effective! The kitchen has been tastefully redone, although the glass back splash dates it so I would change that. The bathrooms also could use a refresh on the vanities, but again nothing you can´t live with for now! I love the breezeway to the garage that creates a lovely covered patio and the backyard is a lush serene space to enjoy! Definitely worth seeing if this is your price range…..well actually if your price range is higher than the asking price.

This one is nicely priced for the size and the location. Obviously it needs updating and it doesn´t have a lot of charm, but it is a straight forward house that is in clean condition. It´s so funny we are so trained to see homes presented in a certain way with at least some staging that you forget how to look at the home itself! You can see how pictures of vacant homes just don´t inspire you to run and go look at them and again why staging is so important!

This house is soooo cute and nicely done with 3 bedrooms including a primary suite! I love the open flow of the living spaces and how it then flows out onto that deck that overlooks that beautiful expansive yard! The finishes are tastefully done throughout and the floor plan is a comfortable layout. Now if I could only pick it up and take it off of that ugly block…..such a shame!
