Finally there was quite a bit that came on the market this week and a lot of it in Altadena! So let´s cut to the chase and get to my favorites for this week!

I loved working on this house! When I first saw it, I could see the potential and I am so glad that the owner agreed with moving forward on doing the improvements! Of course we painted everything inside and out and my colorist picked some very nice colors! I loved how she decided to go with a darker color on the doors and trim that played nicely with the wall colors throughout! The hardwood floors had been protected with carpeting for a long time and they refinished so beautifully! The kitchen was especially fun because we went with the flow of the 50s pine cabinet style and used cork flooring and black countertops! Change the light fixtures throughout and bring in the awesome staging and whala! Come check it out and see for yourselves!!

I love the backyard on this house! It is so nice and lush and private with separate entertaining areas….a covered patio….grassy area and a pool! I would buy it just for this, but you also get a very nice house with beamed ceilings and walls of glass that has been thoughtfully maintained and remodeled throughout! So now what I do not like…..I wish the upgrades were more mid-century and I wish the spaces were a little more open and less cubicilized. Still a great property that you should definitely have on your list of homes to see!

This house is better than I expected! It is on the corner of Lake, but this part of Lake is not really busy so it is not too bad. The living areas get great light and I love all the original wood frame windows and hardwood floors! I love how they redid the kitchen opening it up to the dining space and also having an intimate family room space as well. They did a very nice job remodeling the kitchen and I love the distressed beam they put in the ceiling! They also did a very nice job with the bathrooms and I love….love the stained glass over the sink! They played up all the traditional charm in the house…..rather than going super modern! Downstairs you will find one more bedroom and then a space that opens to the backyard. I would get rid of the wall separating the 2 spaces so that you have one nice big space that flows out to the backyard.

Now I am always skeptical with flips because they will usually cut corners in order to be able to make money on their project, but I met the previous owners and I am pretty confident that they maintained and upgraded the house very well and I heard that they had to move very quickly to take a job offer and that is how an investor got it. The finishes are ok….typical flip finishes with not much creativity….but still a good house overall and decently priced. Funny note I just realized yesterday about this pocket neighborhood …..I remember when we used to say ¨Oh It´s close to Lake.¨ which was a bad thing and now we say ¨Oh it´s close to Lake!¨ and it´s a good thing!

So I go back and forth about this house…..I like the location….it has a large lot….the house is a good size….it has a garage and a huge office the size of another garage attached to it…..so I should like it more for that price right? I do like the open living/dining and kitchen space and I love the exposed brick on the walls in the living room. But then the bedrooms are in the back so you don´t have an open flow to the backyard and the house has a dark feel to it. I don´t know why, but there are no windows in the bedrooms to the backyard…..it makes the room dark and depressing…..but that´s an easy enough fix and I think that would really improve the feel! So then I love the huge garage office, but it divides the backyard in half…..with a small area in front and the pool behind….not sure how to fix that without getting rid of half that building….might be worth it though to get a better yard.

So to be clear…..this is on my list because I don´t like it! I am going to give them the benefit of the doubt and assume that all the original character was stripped out of this house before they flipped it. Still they could have remodeled it with some sensibility to the original style of the home……which is a craftsman…..but instead they go grey & white everywhere with luxury vinyl……aargh! It just feels so new construction and they could have spent the same money and made it warmer and cozier like a craftsman should be!

This is a lot of house for the money! It was built in the 90s so you don´t have to worry about all those old house issues like knob & tube wiring, cast iron drain lines and galvanized plumbing! I like that they went with a Cape Cod look….it has nice curb appeal! Inside there is not going to be a lot of charm, but it has a more modern layout with a good floor plan and I like the backyard! The finishes are not my favorite, but it has been updated throughout …..so make sure you take a peek at this one if you need more space for you and your family!

This one just came on the market so I have not had a chance to see it, but it is the before picture of my listing on Beverly! Sellers are always afraid that they won´t get their money out of improvements…..but just watch and see what my listing sells for compared to this one!
