So this week was actually quite disappointing…….there was very little on caravan so I had to go from Pasadena to South Pasadena to Eagle Rock to La Canada today just to try to find some homes worth previewing. There was very little out there and honestly what was out there was not very inspiring. Hopefully next week will bring on some better homes for us all!
Meanwhile, let us talk about these homes…..the good and the bad!

Now this home is a great example of a Classic English Tudor with the brick and wood accents in the front! There is a formal entry that leads into the striking living room with its coved beamed ceilings and beautiful fireplace. The library off to the side is another beautiful space with its rich wood paneling and arched brick fireplace. The kitchen is a galley style space but there are 2 bedrooms behind so that you could create a nice family room that opens out to the yard. The upstairs is a bit disappointing because it is a small landing that leads to just 2 bedrooms. I would have to add onto the upstairs to give it the grandeur you would expect in this house and this neighborhood! The backyard is a large area, but most of the space is a brick patio and then there is a huge game room right in the middle. I would want to open up that game room or even tear it down so that the backyard feels as big as it really is. So do not go into this house thinking $3.4…..think more like $4.5 by the time you are done really bringing out the best of this home.

This house was a pleasant surprise! First of all it is not really right on California…..it is on the corner of California and a little private street. So I like how it faces the private street! I love a good brick front Ranch and I really like how they trained the Bougainvillea in the front to mimic the style of a Wisteria plant. It is a very nice floor plan with 3 spacious bedrooms including an expansive primary suite. The family room and formal dining room open out to the outdoor spaces that have been designed for entertaining on a grand scale! The baths have been tastefully remodeled, but definitely have more mature style finishes. You can tell that the kitchen has been redone more recently and I like the brick back splash that ties in the ranch features of the home.

You buy this house for the views! Wow…..you see the valley and the San Gabriel Mountains….striking and I like that every room was designed with windows to take full advantage of the view…..nicely done! It also has a very comfortable floor plan, with an open concept for the living areas upstairs and all your bedrooms downstairs. What I do not like are the finishes. I think they need to be much more contemporary to go with the overall design of the home. Way too much limestone and dark wood for my taste. I am, however, torn over the man cave downstairs. I love the concept of the rustic man cave with those huge wood pillars…..just do not think it works once you upgrade the rest of the home in the manner becoming of a true contemporary!

They cancelled the caravan on this one today due to the high winds…..so I did not get to see it, but I like the looks of it in the pictures and I love the location just north of Mendocino. They did a nice job opening up the kitchen to the dining room space and the finishes overall are very nicely done and definitely appealing to that younger crowd. It looks like they converted the 1 car garage into a 3rd bedroom….though I doubt it is permitted. I wonder why there are no open houses this weekend……maybe they got an offer they could not refuse!

So when I see a good looking mid-century…..you know I have to go see it! This one is located at the top of Alta Canyada amidst all those beautiful Deodar Cedar Trees! The setting is so soothing with all those trees and Japanese inspired gardens. The bad news is that they have not updated anything…..the good news is that they have not updated anything! I love the original detailing of the house ….especially that master bath! It is up to you to update this house just enough to make it feel modern and fresh, but not so much that you ruin itś original feel!
