Hello Everyone, So not a lot has changed from last week… cute homes under $2 million are still selling well. The only thing I have to report regarding the Altadena market is that the one on Sinaloa which I had in my blog last week has still not sold yet. This home is close to the fire zone but that part of the country club area is still intact & there are no burnt properties in the line of sight for this house so I thought it would do well. However, the agent reports that buyers are hesitant. Anyway, let’s get on with my favorites for this week! 1050 S Arroyo Blvd. Pasadena $3,900,000 4bd & 5.5ba 4,174 sq.ft 17,335 lot No scheduled open houses. Please contact me for a private showing! This beautifully redone English style home sits right on the Arroyo! I love ….love the kitchen and family room addition with those high ceilings and beam work that mimic the original style of the home. I like how the house was built in a crescent shape so nearly every room communicates nicely with the outdoor spaces creating a very nice flow throughout the home. The only thing is that even though it’s a large lot, because of how the house sits on this lot, there just isn’t much yard space that is not right on Arroyo. 1199 Arden Rd. Pasadena $2,850,000 3bd & 2.5ba 2,911 sq.ft 15,316 lot Open Saturday & Sunday, 2-4 pm Arden is one of the nicest streets in Pasadena, so even at $2.8 you are getting the cheapest house in the neighborhood! This home is a well designed mid-century with 2bd & 1 bath on one side and the primary on the other side of the house. I love the wall of glass in the living room looking over all that lush landscaping…..feels like living at the arboretum! It has been well maintained but needs everything redone. I also don’t like how they closed the kitchen off from the rest of the space with that block wall…it feels too closed off…..not sure how to fix it but it needs fixing. 676 S Madison Ave. Pasadena $2,399,000 5bd & 4.5ba 3,823 sq.ft 13,991 lot Open Sunday 2-4 pm This Craftsman style home has very nice architectural detailing. I like the grand entry and all the wood features throughout. It's a fixer but it has charm and a good flow so the remodeling should be straight forward. The kitchen was obviously redone in the 60’s so it doesn’t really go with the style of the home, but I like the space and the intimate family room to the side. The garage has been mostly converted into a guest house which is great extra space to have. Madison Heights is always popular so this won’t sit around. 2156 Las Lunas St. Pasadena $2,195,000 4bd & 3ba 3,086 sq.ft 8,702 lot Open Saturday 1-3 pm This home is a lot of space for the money! Over 3000 sq.ft of tastefully remodeled home. It has gracious curb appeal and the formal living room gets a lot of light. The colors in the kitchen are a little too bright for me considering the overall style of the home & I would want different counter tops but that’s an easy fix. The family room is spacious and opens to the yard. ….unfortunately the garage is in the left corner instead of the right corner so the driveway cuts right through the yard. On this one they took out the driveway and put grass to make the space more useful. The only other issue is the bedroom layout. In a perfect world you would have 3 bedrooms including the primary upstairs, but here you have the primary downstairs and then the other 2 bedrooms upstairs. 1338 Carmen Dr. Glendale $1,998,000 4bd & 2ba 2,569 sq.ft 6,464 lot Open Saturday & Sunday, 2-4 pm This street has my granddaughter's name so it caught my eye, but the pictures and pricing is what really counts! This just hit the market but it's a nice looking Spanish in my favorite part of Glendale…..the Rossmoyne area. I love the beamed ceilings in living & dining areas and the handsome plaster fireplace. I have mixed feelings about the kitchen, I like how the brick gives it a rustic charm…but then the other finishes looked too polished in comparison so it feels disjointed. It is a lot of space for the size and charm of this home. Yard needs some improving, but it is lush and private. 4155 Aralia Rd. Altadena $1,595,000 3bd & 2ba 1,997 sq.ft 12,465 lot Open Saturday & Sunday, 2-4 pm This house sold in 2022 and it was decently remodeled at the time, but these owners took it to the next level with a fresh young spin on things. They added wood on the ceilings, changed the fireplace wall from a bulky stone covered feature to a streamlined facade. They added another set of doors in the living room to really give it that open feel. I liked that they added that paneling in the bedroom, and the kitchen is so much cuter! One bath was left alone however, the other bath was redone rather pristinely. The home feels much more in sync with it's setting overlooking the canyon. 870 N Wilson Ave. Pasadena $999,000 3bd & 2ba 1,362 sq.ft 7,505 lot Open Saturday & Sunday, 1-3 pm This one just hit the market and you can see how much work it needs just browsing through the pictures. I can tell that it has an addition and it looks like it comes off of the kitchen….so that should be good for a nice family room. I’ll have to see it in person though to see how everything flows together. Still, very cheap for Bungalow Heaven so I’m sure it will get a lot of attention!
