Hello Everyone, From my perspective, this has been a strange spring market! I can only judge based on what’s been happening to my buyers and my listings, but a month ago the $1 mill to $1.3 mill range was nuts! I mean my listing on Coolidge was cute but only 1100 sq.ft and I got 8 offers and $1.3……then there was one on Michigan just south of New York Dr. that was a smidge bigger but no garage and it went over $1.3. My poor buyers could only go to $1.25 and still I thought they were overpaying! But then a few weeks later I had a darling 2 on a lot on a pretty block of woodbury on a huge lot for $1,350,000 and I would have sworn by the number of interested buyers that I would have received at least 5-6 offers and I only got 2 and it went at asking. Now I have one on Roosevelt that is over 1600 sq.ft and is quite pretty on a big lot at $1,450,000 and again I could have sworn I would have received at least 3 offers and I got nothing? It seems like buyers are hesitating unless the home is priced totally under market or at least the market I thought we had? Anyway, not much to see this week and I only saw 2 that were decent enough to talk about….but I found 3 more that just came on the market that caught my eye! 1290 Rancheros Rd. Pasadena $2,850,000 3bd & 4ba 2,136 sq.ft 14,232 lot Open Saturday 11-2 pm & Sunday 1-4 pm For those mid-century fans, this is one I would check out! I love the original features with the clean lines and the use of concrete block on the outside that transitions to the inside! I also love that fireplace in the dining room! The south side of the house is all glass so that you can soak in that amazing view from nearly everywhere in the house! It is always so hard to remodel an architectural home, but I like what they did with the kitchen and the simple lines of the cabinetry! I love that they kept the terrazzo in the bathrooms, but not a big fan of the finishes they added to upgrade the feel. I also am not a big fan of the flooring……don’t like bamboo. But still a beautifully designed home with amazing views and lots of outdoor space which is not easy to find in the hills! 2060 E Altadena Dr. Altadena $2,475,000 4bd & 3.5ba 3,016 sq.ft 20,093 lot Open Saturday & Sunday 1-3 pm This traditional style home has a nice grand feel to it yet it is homey. The grandness comes from how elegantly it sits off the street on that lusciously landscaped ½ acre! The homey feeling comes from the classic architectural details and the fact that the owner used finishes that were warm and comfortable rather than ostentatious. This is a great house for entertaining! The living areas all flow nicely together and then out to that beautiful yard! The pool is so inviting and I love how the cabana creates such a nice focal point out there….calling you to just chill and hang out by the pool! There are 2 spacious bedrooms downstairs and then a huge primary suite upstairs. They remodeled everything but the primary bath, but that’s ok it gives the new owner a chance to put their own stamp on the home! 1580 Old House Rd. Pasadena $1,999,999 5bd & 3ba 2,328 sq.ft 19,988 lot Open Saturday & Sunday 1-4 pm These next 3 just came on the market so I haven’t had a chance to see them, but they definitely feel well-priced for the location, size and style! For those of you that want an untouched mid-century that you can make your own…..then this one is for you! This house has not been messed with at all for all the good and bad of it! It has all the original detailing and who knows what wonders lie beneath all that carpet! It definitely needs everything and that can add up to quite a bit of money, but if you have the passion and the budget….then don’t miss this one! 508 S Santa Anita Ave. Pasadena $1,995,000 3bd & 2.5ba 2,520 sq.ft 9,109 lot No scheduled open houses. Please contact me for a private showing! I’m a sucker for a brick front home, especially when it is an English with a wood shake roof and beautiful English style gardens! It feels so European….so romantic to me! Inside it looks to be so beautifully remodeled with a designer eye! I love what they did with the kitchen. They used classic cabinetry and warm countertops, but then they did a very contemporary thing by putting the countertop material all the way up the walls…..and I think it came out very well! I love how they used the addition to create the dining room space that opens to the kitchen and that wall of doors that frame out the beautiful gardens! The primary bath is also masterfully redone with classic details that still have a bit of a modern feel. Bravo to the owners….now only if they had worked their magic on that one last bathroom! 745 E Grand View Ave. Sierra Madre $1,098,000 3bd & 2ba 1,610 sq.ft 12,171 lot Open Sunday 2-5 pm So this one isn’t going to win any design awards, but it is a lot of house on a lot of lot for very little money so that gives you a lot of room for a makeover! Now unless you tear it down and start over, this will never be an architectural masterpiece, but I find that when your house isn’t very interesting you can distract from that with great landscaping and with that big lot you can create quite the distraction! The floor plan also needs some massaging, but this is your chance to get into Sierra Madre at its lowest price point and have some nice potential!
