MY FAVORITE HOMES OF THE WEEK!!... JUNE 26, 2026

So it’s Friday night and I’m kind of tired……so I will get right to the point! Here are my favorite homes that are open this weekend!



2046 Stratford Ave. South Pasadena

There has been a lot of activity in South Pasadena lately! Granted….half of them have been the Cal Trans houses that are being sold, but if you want less of a fixer….then check out this darling home! It looks like a plain ranch on the outside, but inside there is so much charm! I love the wood paneled ceiling and wood stained windows, as well as that floor to ceiling brick fireplace. I’m guessing the wall paneling was also stained wood originally, but I like that they painted it so that the wood didn’t overwhelm the space. Now I think I would paint the paneling a softer color than white so that the contrast wasn’t so jarring…but easy fix. It has been added on to over the years and so the flow isn’t perfect, but a decent flow overall with a primary suite! Definitely a warm and charming home on a great street in South Pas.

To truly appreciate this flip, you would have to have seen this house before! It was a hot mess with a horrible floorplan. Now I wish they had changed the paint color and changed the front door or something in order to improve the curb appeal, but inside they did a very nice job! Robert the co-listing agent was in charge of the design and I liked all the finishes he chose. At first when you walk into the primary suite you are thinking how odd it is to have that big window into the bedroom….but it’s actually quite clever. You see, the bathroom has no natural light and that big pane of glass is how they are getting nice light into the space. Definitely worth checking out this weekend!

This whole little pocket was actually Bush Gardens, which were sunken gardens off the Arroyo back in the day. In the 50s they redeveloped the space into homes. Because it sits in a gully a lot of the yards are hilly and not very usable. This home has a great backyard and is one of the cheapest homes in the whole neighborhood! Is the home perfect…..No….but here’s your chance to get your foot in the door in such an exclusive neighborhood! Overall it is a nice floor plan with living areas that open out to the backyard and pool. It has been well-maintained over the years, but needs everything updated. Really, the only thing I don’t like is that you step down to the front bedroom and step up to the primary suite.

This is such a cool duplex! I love all the character in this home and you can just see how cute it will be once you dump like $500,000 into it! Don’t be fooled by the pictures…..it needs a lot! It looks pretty well maintained in the front part of the home, but then you get to the upstairs and the back house and there is a lot of water damage. Still I love how the back unit has a completely separate entrance which gives you the most privacy you can get in a duplex ever!

This one just came on the market, but how can you resist such an impressive looking Spanish for this price! It screams potential! I haven’t seen it yet, but if there is enough space to add on then the floor plan has great potential. You can use the dining room as a front guest room or den and then combine the kitchen and back bedroom/bath space as well as adding on to it, in order to create a great open kitchen and family room that flows out to the back. Then upstairs you could add on over the downstairs addition to create a primary suite upstairs and then you are set!

Pre-fire this home would have easily sold for over $1.8. So here’s your chance to get your hands on a cool mid-century modern home for a reasonable price! Trust me in 10 years when Altadena bounces back you will be glad you invested! I love the Terrazzo flooring that is highlighted in many places. I can’t tell from the pictures but if the flooring is engineered then I like it….otherwise I’m changing out any luxury vinyl! I like that they maintained the original wood work throughout the home and that they kept the original kitchen cabinetry. They went cheap on the counters….I would do a dramatic backsplash to amp up the space. And then they upgraded all the bathrooms except one….what’s up with that??


1119 Bella Vista Ave. Pasadena

This one seems very nicely priced for the size, location, style and seemingly well maintained condition. My main concern is that it’s 4 bedrooms in 1492 sq.ft…….which means you have more tiny rooms which isn’t always great. I’m hoping that the family room in the back is what they are calling the 4th bedroom. Still it seems well priced and I would check it out!!
