So this week I was pleasantly surprised to see so many good houses. In fact there are quite a few that I did not have time to really describe, so I will include those links at the bottom. So now with all this competing inventory you will get buyers dispersing and now you will see the wheat separate from the chaff! The good houses are always good houses and those will get the attention, while the less than stellar homes may not get the buyer activity nor the pricing they were expecting! We will see!

This home doesn´t look as big as it really is, but it has been added on to and remodeled very thoughtfully! I like how they did the addition by creating a ¨U¨ shaped layout opening up to a central courtyard. The living areas have an open flow but also some separation which is nicer than the pictures portray. On one leg of the ¨U¨ layout you have 4 bedrooms! 2 bedrooms joined with a jack and jill bathroom and the 2 others also share a jack and jill bath. The other leg of the ¨U¨ has a generous office and the expansive master suite that flows out into the courtyard just like the living room. Now when you look at the pictures it looks like a huge pool and only pool, but the pool is actually smaller than most and you have a lovely grassy area and lush landscaping along the fencing for added privacy! It is a very nice set up and a lot of beautifully remodeled home for the money! If you can afford it…it is actually a very good deal!

I love this house! It may not necessarily be your style, but you have to appreciate the unique design of this home and how true all the finishes are to the theme of this design! It is one thing to remodel a home and just pick popular finishes, it is another thing entirely to come up with a theme and pick out those finishes that amplify the design! This home was rebuilt in the 90s and over 30 years later I wouldn´t change a thing because again the elements of the home go with the design. So if you like the theme then most of your finishes never go out of style. The theme is a contemporary twist on a Craftsman and done very well! I love the use of the stone in most of the flooring throughout….it goes so nicely with all the wood elements that gives the home that feeling of being one with nature! I think the living room pit is a cool concept. Downstairs you have a smaller bedroom suite and upstairs you have a casual family room space along with 2 other bedroom suites. The master bedroom has that sunroom/office space overlooking the beautifully landscaped yard. It is a smaller yard, but completely enclosed and they make the most of every space. Alas the deal breaker for me is that it is on that part of Seco that feeds right into the Rosebowl and does not feel residential at all. If it wasn´t for that…..I would buy it for myself!

I so appreciate how they took this modest home and reconfigured and added on to the space so well! It has a wonderful open layout with 3 generous bedrooms including a large primary suite. The previous owners did all the remodeling and that was over 10 years ago. These owners have kept it in pristine condition and the finishes that were chosen were so tasteful that it has stood the test of time! It is a great layout and I love all the little touches like the laundry room in the hallway, the doors in the hallway that lead out to the yard and the built-in desk tucked in the hallway between the walk-in closet and master bath. The backyard is spacious and the garage is still a garage, but these owners have drywalled it, put in flooring, a mini split air conditioner and a cute bar sink so it can be used as a game room! Very nice house and worth seeing even if you just want some great ideas!

There are so many things to love about this house! I love the curb appeal of course with the symmetrical extensions of the home with identical picture windows that create the front courtyard! I love how open the flow is with with doors on either side of the fireplace that flow out to the back patio and that expansive private and lush backyard! It has all been very tastefully remodeled and they even replaced most of the window with Paella windows just recently! With such an expansive lot the idea of adding on is of course my first thought, but the problem is that all the spaces are very small so you would have to rearrange a lot of the house in order to make a substantial addition make any sense. Still it is a lovely house on a large beautiful lot and worth seeing for sure!

I haven´t seen this one yet, but it is a lot of house for the money in a very nice neighborhood of Glendale! I like the curb appeal of an English style home with its steep gables and arched picture window in the front. From looking through the pictures, it looks like they added on the family room in the back and maybe even the 2nd story. So you really have to see it in person to see if the floor plan flows well. Still for that price point it is worth at least a peek!

This one is even more house for the money and you get very good schools thrown in as well! They have done a very tasteful job remodeling the home throughout….including windows and doors. The living spaces are nice and open and I love the walls of glass from end to end in that sunroom! The downstairs family room is great so that you can have a messy hang out space while keeping the upstairs tidy for company. Now what I can´t tell from the pictures is if at least 3 of the bedrooms are upstairs. Most families would like the primary suite and 2 more bedrooms on the same level. Still it is definitely worth going out of your way to see!

This nice craftsman is located in the heart of Bungalow Haven and just a short walk to the park! So funny though that when I started in the business this was not a park you wanted to frequent and now it is full of young families and a great place to gather and meet neighbors! It is a craftsman so of course I appreciate all the original woodwork. The buffet in the dining room is absolutely beautiful and complemented by that striking period perfect light fixture! I also love the little built-in cabinet in the living room with benches on either side! The kitchen was tastefully remodeled but I can tell by the tile counters that it was a while back…..still I love the cabinets, the flooring and the black splash so I would just re-do the countertops. Originally it was a 3 bed and 1 bath home, but at some point they took that 3rd bedroom and added on to it to create a HUGE master suite! This space flows out to an expansive deck that still leaves space for a nice sized yard. The garage has been partially converted into an office space which is quite useful I think. The only thing is that you need to get in there and do some nice landscaping, but overall a great house!

This darling bungalow was packed with people and even though it is a tad smaller than the Mar Vista house, the difference is mostly in the fact that Mar Vista has that massive primary suite. This one actually has a more open concept for the living spaces and more light which people seem to like. It has also been very tastefully remodeled throughout and has 2 bedrooms that share one bath and a primary suite with it´s own private bath. The remodel is newer and fresher which again will be popular with a lot of buyers. There is one thing for sure……they win the prize for the most creative use of an enclosed side porch I have ever seen. These older homes often have small side porches off the dining room and over time a lot of these porches were enclosed to create more space. For the most part, people just throw a desk in there and call it a day. These people created a beautiful buffet with wine fridges on either end….brilliant!!

Even though this one is yet even smaller than Mar Vista or Queensberry, it still offers similar living spaces and the smaller square footage again is from loss of space in the bedrooms. You can tell that originally it was a 2 bd & 1ba and then the family room and primary suite were added at some point. All the spaces are small but it is enough room for it to function well! Of course I love the wide open layout of the living spaces that flow out to the deck and overlook that expansive backyard and refreshing pool. I really like how they positioned the pool diagonally…..it works really well. I also am a fan of that glazed floor tile on the master bath floor and the earthy tile on the wall….totally my jam! I expect all 3 of the last homes to sell around $1000 per sq.ft…..though since queensberry and oakwood have such nice yards and are very well priced ….Mar Vista might end up being the better deal!

Tucked up in the meadows sits this darling mid-century ranch style home! I am a sucker for a big picture window….especially when it overlooks an expansive backyard with a pool! It is a compact floor plan with 3 bedrooms in a little over 1200 sq.ft but it is a comfortable layout. It is mostly in original condition so it needs to be updated, but nothing you can´t live with till you get around to remodeling. Right now it has 1 and ½ baths but the 1/2 bath backs up to the hall closet so you could convert that space into a shower and close off the access from the hallway. It is hard to find a big flat lot like this in this price range so if you need room to roam around check this one out!
