MY FAVORITE HOMES OF THE WEEK... JUNE 19, 2026

Now that the summer is here you can definitely feel the slow down in the motivation of buyers. It’s a natural ebb & flow. In the beginning of the year buyers are super motivated to make these huge changes in their lives, but by June that inertia dwindles and distractions like weddings and vacations are much more interesting than spending every weekend going through open houses!


Still if you are a motivated buyer or Open House fan, I would take some time to check out these homes!



1190 Lorain Rd. San Marino

This home has been completely remodeled by a higher end flipper and I like most of it, but not all of it….but what I don’t like is an easy fix. It does have a nice flow overall with a beautiful kitchen that opens to a family room that then flows out to an amazing backyard! The backyard is private and lush and I love the patio with the fireplace and the pool that is surrounded by grass…..so nice. They even did an amazing job with using landscaping to disguise the fact that the driveway cuts right through the backyard to get to the garage. Inside, I like the wood flooring laid in the herringbone pattern and even though the kitchen is more modern, the dramatic granite used on the countertops and fireplace give it a more classic feel. Overall they did a nice job creating a modern traditional…….except for the 2 bedrooms and baths off the hallway which feel way too modern compared to the rest of the house.

This English Tudor style home was actually built in the late 30’s and not the 20’s! Located in San Marino on a darling street, this home has so much charm! I love all the wood beams and paneling in the living room and the fact that both the living and dining room look out and flow into that lush and private backyard! This home has been lovingly maintained but does need updating. The floor plan flaws are that there are only 2 bedrooms upstairs. Now there is a primary downstairs, but it’s off the laundry room which is kind of awkward. Still there are more things I love about it that make me ok with overlooking the awkward things.

Here’s a new build that just came on the market in Altadena. Most of X-mas Tree Lane is still intact ….it’s the upper portion of the street that suffered most of the losses. Obviously they were going for modern and I like that “A” frame design with all those transom windows and high ceilings. The finishes have a designer flair to them which is really important if you want to sell these newer homes. Buyers really want to see some special touches when considering new construction in this area. They are asking for a pretty penny per square foot post fire so I am really curious to see if they get it!



436 Manzanita Ave. Sierra Madre

This home has been transformed from a simple ranch to a striking modern traditional home! I know the curb appeal is lacking, but inside the owner has redesigned the home to create a great open space with high end finishes! I like their choice of finishes overall and that walk-in closet in the primary suite is a dream! The backyard has lovely mature landscaping with a “she shed” that makes a great rec room or home office space! The biggest surprise was the garage….check out the lighting on the ceiling!!

This feels like a well-priced home for the neighborhood. This part of Marengo merges with Los Robles a little further down and melds into San Marino. This pocket is more affordable because it's betwixt and between Madison Heights and San Marino. It is not a very exciting house, but it’s a nice house with a good floor plan and a nice yard and a nice location!

This is a lot of house and charm for the money. I love the high coved ceilings in the living room with the plaster fireplace. The formal dining room is also a nice space that looks out over the front patio. The kitchen has been tastefully redone and you have a very nice primary suite that opens to the backyard. There is also a nice bonus room off the garage that makes for a perfect home office. I do wish the floor plan had a more open flow, but this is very common for this era of construction.

The east side of the Rose Bowl is a funny pocket. If you are right up against the Arroyo it is a very nice stretch with some impressive homes, but if you venture east towards Lincoln it’s not so great and in fact the price point easily plummets by half. Solita is one of the cute streets dotted with ranch style homes right off Arroyo and is a great way to get into a quiet pocket on this side of town for a reasonable price. I love the big front porch and the classic traditional architectural detailing inside. The kitchen is almost just right…..nice traditional cabinetry and countertops….but that backsplash doesn’t go with anything else. The bathrooms have also been tastefully remodeled. The backyard is not huge, but a nice space.



730 N Hill Ave. Pasadena

$799,000 2bd & 1ba 1,250 sq.ft 13,020 lot

So yes Hill is a busy street, but WOW that is still super cheap for that home! What a cute Spanish home with those beamed ceilings and original hardwood floors and wood frame windows! The kitchen is cute with all its original cabinetry and the bathroom is also very period and cute. Now don’t go looking at this house expecting to get it at anywhere near $800,000. That pricing is a complete trust fall that the market will catch them and lift them up to some crazy price! I hope it doesn’t backfire!
