Hello Everyone, So we are almost finished with the spring market this year…..summer is just around the corner and historically the sales start slowing down for the rest of the year. Which means that there might be some deals to be had out there for those ever patient buyers! This is when you keep an eye on the houses that interest you that are a bit over your price range and see if the sellers are willing to negotiate down a little. It never hurts to ask and you might get lucky!! 2410 E Orange Grove Blvd. Pasadena $1,795,000 3bd & 2ba 2,036 sq.ft 10,500 lot Open Saturday & Sunday 2-4 pm This home has amazing street presence…..too bad the street is Orange Grove…but still it is a pretty amazing house! The living room has beautiful plaster work and coved ceilings with beam accents, as well as expansive windows! The formal dining room is quite charming and I love the cozy built-in breakfast nook as you enter the kitchen. The kitchen has been very tastefully remodeled and the only thing I would change is the backsplash….it’s quite dated at this point. Actually, maybe change the counter tops too…..I think soapstone counters would look so nice here! You have 3 bedrooms and 2 baths. One bath is original, but I would leave it and the primary has been recently remodeled and nicely done. It looks like they did a nice job creating a primary suite and mimicking the details of the original part of the home. The dining room looks tight, but the kitchen is nicely done and has an open flow to the living areas and out to the back deck. Definitely worth seeing if you want your chance to live in this darling neighborhood! 107 Annandale Rd. Pasadena $1,499,000 3bd & 2ba 1,699 sq.ft 6,242 lot Open Sunday 12-5:30 pm This Spanish caught my eye because I’ve never seen one with this type of curb appeal. The rounded living room and plaster detailing in the front is so unique and striking! Also, it is extremely well-priced for the neighborhood!!! I’m not a fan of the texture of the exterior plaster, but maybe not so bad in person? It’s a little disappointing in that the inside doesn’t have the architectural drama of the outside….but again you can always add detailing to create more interest. 1331 Carmen Dr. Glendale $1,450,000 3bd & 2ba 1,592 sq.ft 5,457 lot Open Saturday & Sunday 2-4 pm This one also just came on the market and by the pictures…. I like the architectural pizzazz! Located in a lovely Glendale neighborhood, this home has quite a few dramatic features! The living room has dark wood beamed ceiling, original wood floors, wood frame windows and then that beautiful Aztec themed Batchelder fireplace! The dining room also has the added drama of wood beamed ceilings. The kitchen is 80s blah, but it’s a nice size so you can definitely work with the space and transform it to be in keeping with the overall style of the home. The baths are original and nothing really to write home about so a redo of those spaces is warranted. The backyard is fine…but I think I need to get rid of some of the brick and inject some spectacular landscaping! 1221 Sonoma Dr. Altadena $1,398,000 4bd & 2ba 2,175 sq.ft 12,227 lot Open Sunday 1-4 pm This Bungalow is a lot of house for the money! Not only do you get over 2000 square feet with 3 bedrooms and 2 baths…..you also get character and charm on a very large lot on a beautiful intact block of the country club area of Altadena!! I love a nice bungalow. They always have lots of windows and plenty of light! The Batchelder fireplace on this one is very nice and the built-ins in the dining room are very pretty! They added on behind the living room to create a family room and even though I love the built-ins on the right side of the fireplace, I am tempted to get rid of them and open up that wall so that it feels more connected to the family room and the outdoor space! You have 3 bedrooms and 1 bath on one side of the house so I would want to bump out the last bedroom to create a proper primary suite. The other side has a bath…but it’s not nice and if you add a primary then you can just use it as a ½ bath for guests. The kitchen is tight and I would want to push back into the laundry area and that back room to create a better kitchen open to an intimate family room. Still the kitchen has been redone so you don’t necessarily have to do any of that. This spanish definitely needs work, but it has some very nice bones and in this neighborhood it’s totally worth tapping into its potential! This home also has a striking Batchelder fireplace…..I would buy the house for that alone! I also love that 50’s cabana in the back….it has a little kitchenette and a bathroom…..it could be such a cool ADU! This one definitely needs someone who wants to restore the home with style and grace…….not a flipper!! 1039 Grevelia St. South Pasadena $799,000 4bd & 2ba 1,448 sq.ft 6,128 lot Open Saturday 2-4 pm So this week Dave Knight is representing 7 different homes that were owned by Cal Trans. Back in the day when we thought we were going to connect the 210 to the 710 freeway, Cal Trans bought a bunch of homes along the corridor of where they thought the freeway would go.
