As I suspected a lot of inventory came on the market this week and there were lots of homes to see yesterday! A lot of good options in the $1 to $2 million range. What this will do is dispurse the buyers so there will be fewer offers on each individual home and therefore not a lot of pressure to increase pricing.
I kept my ear to the ground but did not get a lot of information regarding my picks from last week. I did find out that the one on Yorkshire got 12 offers and is going a good amount over even $1,700,000 which is already a $1000/sq.ft. Then there was one on W. Loma Alta that in the spring would have sold with many offers but the summer lull resulted in only 2 offers. So there you go…..it’s very hit and miss.
The moral of the story……..Buyers this is your time to get your second wind, while your competition is on vacation and there are more houses to choose from!

This home was a treat to see because the design is impeccable! It’s simplicity is actually extremely complicated to achieve! Every detail mulled over to create this perfect harmony between the different spaces of the home! I love the original brickwork and that fireplace is a work of art! The Terrazzo works perfectly throughout the rest of the home and it’s not just large Terrazzo tiles…..no it’s real Terrazzo poured and polished in place….not easy nor cheap! The walls of glass frame out the beautiful landscaping and I like how they embedded a track into the ceiling for the curtains….nice touch. The bathroom has a funny story……when I was remodeling my bathroom, I searched through Pinterest and I fell in love with this one bathroom! Low and behold this house has that bathroom! Anyway, it is a beautiful home on a beautiful site with views of the mountains that go on forever!

For 25 years I have driven by & walked by this home and my only hope was that at some point in my career it would come on the market so that I would have a chance to see if the inside measured up to it’s striking presence on the outside. Let me tell you……it is an amazing home and property and does not disappoint! I love how the owner remodeled this home with the utmost care! Restoring as many of the original features as possible and including tasteful modern upgrades where necessary! She actually hired someone to painstakingly restore all the gumwood in the home……that alone took 8 months! I love that she restored the original tubs and toilets……they go so well with the home. The floor plan is designed around the central courtyard that features that beautiful pond. Now the property is large, but a lot of it is the side and front yard so there isn’t as much grassy area as you would think. At some point the garage and guest house were subdivided into a separate property and so this one only has a carport……now they were trying to sell the property next door last year so if you offer them something like a million…..you might be able to reunite the 2 properties!

My favorite thing about this house is the pool and the setting of that backyard! I love all the privacy….it just feels like you are in the middle of nowhere! There isn’t a lot of grassy usable space but you can entertain in the front since the property is at the end of a cul-de-sac and gated! The living spaces are really nice with an open flow out to that amazing yard and a huge kitchen that has been tastefully remodeled! I also love the guest house….what a great space for an office or for family & friends to stay! What I don’t like is the bedroom layout. You have one small bedroom and bath on one side of the house and then 2 bedrooms on the other side. That won’t work very well if you have a couple of young kids. Still definitely worth seeing and just hanging out by the pool until the agent shoos you away!

This part of Sierra Madre closer to Orange grove is where most of the homes with the larger lots live! Canon is a lovely little cul-de-sace and this home has been remodeled in a classic traditional style. The living room is huge and would have definitely photographed better with more furniture….I do love the wall of windows along the back wall and the exposed trusses. Now I think I would add a wood veneer or something on the beams for a little added drama! The formal dining room, kitchen and den feel a little choppy. The kitchen is at the end so I don’t think there is much you can do to make it feel more open, but I think I would open the dining room to the den in order to create a more open feel. The master is on one side and then the other 2 bedrooms are on the other side of the house. It has been tastefully remodeled but the kitchen and 1 of the bathrooms are dated at this point. Even though it is a large lot, the backyard does not feel quite as large because you have the guest house back there and a very large front yard. Still if it doesn’t sell for too much more…… it is a nice value indeed!

Ok….finally….we are now getting to the homes below $2 million! This one is on the far west side of Pasadena sharing a border with Altadena right near the top of the Arroyo. The owners have spent the last 10 years working on this home and its surroundings and now they are moving to Texas. This is your opportunity to take advantage of everything they have done! Not only have they remodeled the homes so tastefully, they have upgraded all the systems as well! The house has a very open flow with the kitchen opening onto the family room which then flows out to that beautiful backyard! It’s private and lush and has several entertaining areas.

I remember this house from before COVID. Funny how we start to remember timelines by defining them as either before or after COVID. Anyway, this is a 50’s version of an adobe style home and I personally love its rustic charm with the unique block work in the front and beamed ceilings in the living & dining rooms! The fireplace floats in the center separating the living & dining room and then original French doors flow out to the yard. I love the fireplace in the primary bedroom and they did a nice job adding on a spacious bath creating a private suite! They did a tasteful job with the kitchen and bath upgrades, but they are very plain finishes and to be honest I think this house needed more rustic charm and color in those spaces to go with the style of the home. Still it is a wonderful house in so many ways!

Out of all the homes this week closer to the $1.5 range, this one was definitely my favorite! I just think it has the perfect blend of charm, flow and upgrades! The living and dining room are beautiful spaces with the original windows, hardwood flooring, arched entryways and plastered fireplace & walls. The little enclosed porch off the dining room makes for a cute little office space. The kitchen is right behind the dining room and is a generous space with an open flow. Though there is not a private primary suite you do have 3 bedrooms and 2 baths off the main hallway that works very nicely. The upgrades have been done with careful attention in order to recreate a more period feel. Definitely worth seeing as long as you realize that you will be needing to go quite a bit over asking to get it!

This home is set in a quiet neighborhood on the west side of Altadena. It is a good size for the price and I love how the living spaces flow out to that expansive covered patio……it feels like another room! I like how it overlooks the yard with all those mature trees. The bedroom layout is quite comfortable with a primary suite that was nicely added on at some point. It is a large room with a walk-in closet and a spacious private bath. Unfortunately, I wish more of the square footage was in the living spaces rather than in the bedrooms.

Even though this home is nearly 1700 sq.ft and very charming for a traditional and also tastefully remodeled, the fact that it only has 2 bedrooms will keep the attractive price from going too crazy……well at least it should! I am a sucker for a brick front home so that won me over right away, but it has a lot of warmth to it on the inside as well! Then the backyard is lovely and lush and private. A lot of great yards this week!

This home is in better shape than you would think given how dated the flooring and lack of cosmetic upgrades makes the house feel! The previous owners have redone the plumbing, heat & air, electrical and roof…..so you are left with the fun stuff like flooring and kitchen & bath upgrades! This house has the reverse problem from the one on Punahou……the living spaces are huge and the bedrooms are too small. I also wish the backyard was bigger…..there is a very big side yard that could be put to better use, but still not ideal. However, this is a good value for Sierra Madre so I’m sure it will sell just fine without me!
