MY FAVORITE HOMES OF THE WEEK… JULY 12, 2024

Hello Everyone!

I was speaking with my stager this week and she is booked for July…..which is odd….because usually this time of year is pretty slow for her! That tells me there is a lot of inventory coming soon! I am still keeping close tabs on what is selling and as I thought, we are definitely seeing a division in the market. Extremely high prices for the homes that are calling to the buyers for different reasons and then those that don´t hit the mark are sitting.

The buzz this week was how much the one at 2190 Oakwood sold for …..crazy! It was 1464 sq.ft on a 9000 sq.ft lot and it sold for $1.7!!!! It definitely was nicely remodeled and it had a nice open flow out onto a lovely deck overlooking that beautiful backyard….but it wasn´t even that great of a street….wow!!

Then the one on Grandeur that was a little over 1000sq.ft …..very nicely remodeled and good backyard….but again not the best street and it sold for $1.2!!

To sellers it feels like it doesn´t make sense but agents and buyers who have seen so many homes know that very few homes out there actually have a great combination of style, flow and upgrades!

I haven´t seen this one yet, but I like the pictures. It looks like a tastefully redone mid-century modern on a huge lot. These owners paid a little over $2 million for it last year so I am assuming they are expecting multiple offers that will bring the price up enough so that they at least break even! Not sure why they are moving so quickly….but a good question to ask the agent at the open house!

Now usually I am not a fan of a reverse floor plan where the main part of the house is downstairs….but there is something about this home that I like! The owner actually built a 2nd floor above the original house! So when you go upstairs, there is a living area and and a large primary suite and then you go downstairs for the cool beamed living room that is open to the kitchen and flows out to the deck and pool! There is also 2 bedrooms and 1 bath off the hallway downstairs. Obviously, this layout doesn´t work for everyone, but I kind of liked it!

On Tuesday I went to the broker open house and this home was very popular! Monterey Colonials have great curb appeal and a lot of charm. I also like that the living spaces usually have a nice open flow! This one has that open flow with the living/dining and family space opening to each other and onto that beautifully private & spacious yard. You have 1 bedroom down and 3 up. One of the bedrooms upstairs has a large enclosed porch that could easily be converted into a primary bath. With all those spaces in 2300 sq.ft the rooms in general are a bit smaller than I would like. Still it has a good floor plan overall and sits on a big lot and is attractively priced….so it well sell without a problem!

3655 Yorkshire Rd. Pasadena

Located in the Southeast Pasadena neighborhood of Chapman Woods sits this attractive ranch. I really appreciate the quality and care the sellers took in remodeling this home. Now I get it….the upgrades are dated at this point with all the dark finishes, but still it was well done for the time and the floor plan is quite comfortable with a nice open flow. Funny that she didn´t include a better shot of the backyard. It is actually quite large and private and very nice. Definitely a house worth seeing and a good value if it doesn´t go for too much more!

925 E Palm St. Altadena

This mid-century ranch was bought privately from a family that kept it as a rental and then they flipped it! I actually liked it quite a bit. I liked the layout for the most part and I thought that they chose nice finishes. However, there are 2 problems with this house in my opinion. Problem #1: The living spaces don´t flow out very well to the back and as I always say: ¨People will give up an open flow to get an architectural home and they will give up an architectural home to get an open flow……so don´t buy a house that isn´t either¨ Problem #2: Even if the living areas opened up better to the yard…..the yard is small and cut in 1/2 by the driveway that leads to the garage right behind the house. It is a nice house to see and grab some design ideas, but I wouldn´t advise paying top dollar for it.

I remember this house quite fondly! I sold it several years ago when my clients decided to move back to Australia. The couple who bought it were lovely and according to their agent they are just moving up to a bigger house in the area. So now is your chance to get this character rich home located on a cute block of Douglas! I always loved the Batchelder tile fireplace flanked on either side with built-in cabinetry. Then all the windows, built-ins, trim and doors are made out of Australian gumwood, which has such a nice deep grain! It looks like they haven´t made any real upgrades to the house, but they haven´t ruined any of it´s original charm either!

These single story town homes always sell so well because their aren´t too many of them that were built! This complex is quite popular with 2 story town homes along the perimeter and single level options in the middle. I love how the floor plan is designed around a central atrium and it looks like it has been tastefully remodeled so it should sell rather quickly! If you want the privacy advantages of a town home with no one above or below you and a private garage, but need the single level convenience of a condo, then this is just the right place for you!

320 Grove St. Sierra Madre

$945,000 2bd & 2ba 1,058 sq.ft 8,550 lot

I haven´t seen this one yet, but for this price and this location it had to be on the list….and it looks like it´s a funky but cool house! Now of course with an all wood exterior like that there will be a lot of maintenance involved, but it does give the home that rustic charm. Hopefully it isn´t too much of a fixer or too funky!

3245 Primavera St. Pasadena

$850,000 3bd & 2ba 1,282 sq.ft 8,703 lot

This house won´t win any prizes for charm, but it makes up for it in pricing! It is a lot of house for the money with a decent flow. Of course I love that the living room opens out with those expansive sliders and it would be a straight forward remodel. The biggest problem is that the garage is right behind the house and the driveway cuts through the the backyard so it kind of ruins the backyard. So you can either build a new garage in the corner and convert the current garage into a guest house and then landscape or be very creative with the driveway so it feels more like a patio incorporated into the overall landscape!
