Hello Everyone! I thought we were off to a good start last week and we were…..but this week there was very little to see on Caravan. It’s still early and I know there’s more coming in later February/March, because my stager is very busy in February…and if she’s busy then other stagers are busy! Still there are some homes definitely worth mentioning and going out of your way to see this weekend! 2776 Yorkshire Rd. Pasadena $2,749,000 4bd & 3ba 3,522 sq.ft 31,050 lot No scheduled open houses. Please contact me for a private showing! 1453 Thompson Ave. Glendale $1,690,000 3bd & 2ba 2,043 sq.ft 8,412 lot Open Saturday 1-3 pm & Sunday, 1-4 pm This home is located in a premiere location of Glendale near Brand Park! It is a lot of house for the money, especially for that neighborhood. I like the architectural detailing that I see in the pictures and the rooms seem to be generous without any funky additions. It needs updating obviously and I can tell it doesn’t have an open layout but then it’s hard to find character homes with an open layout! 1635 Loma Vista St. Pasadena $1,595,000 3bd & 2ba 1,993 sq.ft 9,742 lot Open Saturday 1-4 pm This section of Loma Vista between Hill and Allen tends to have larger homes on larger lots and has a more expensive feel than the area east of Allen. I don’t appreciate the yellow exterior paint, but I do appreciate that when they did the addition they were mindful of matching the roof line of the original home. The living/dining space goes across the front of the house with that expanse of windows and doors. The kitchen is generous and tastefully redone…though I would redo the counters and backsplash to freshen it up. It connects nicely to a family room that opens to the private and lush yard. It was probably the 3rd bedroom at one point, but works very well as the family room. Off the main hallway you have a generous bedroom that also opens to the yard and a large bath with 2 sink vanities and an atrium style tub. The 2nd bedroom is on the small side. It was probably made smaller to accommodate the staircase that leads upstairs to the primary suite! As a bonus there is a great office space behind the garage too! Definitely worth seeing this weekend. 143 W Greystone Ave. Monrovia $995,000 2bd & 1.5ba 1,560 sq.ft 9,333 lot Open Saturday & Sunday, 1-4 pm So this English under a million has more charm than the one on Glenrose, but you have to go a bit further east to this lovely neighborhood in North Monrovia to get it! It has rich wood flooring and original wood frame windows along with lovely custom built-ins and molding throughout. The elements that define character in our area. It looks like they spent some money in the living and dining rooms to get it ready for sale, but the bedrooms don’t feel as nice with the carpeting in place. The kitchen was remodeled, but it doesn’t feel right for that house. If you like the layout of the kitchen, then you can definitely save the cabinets and keep the wood finish or paint and then update the counters and flooring. The main bath could also use some tweaking and the ½ bath needs a redo, but still under a million in a great neighborhood! 2941 Glenrose Ave. Altadena $958,000 3bd & 1ba 1,176 sq.ft Open Saturday & Sunday 1-4 pm Before the fire, it was nearly impossible to get into any cute transitional pocket for less than a million! Because of the fires there are now options for first time buyers to get into these neighborhoods for a very reasonable price….relatively speaking! This English on Glenrose is in the burn zone, but survived. I like the curb appeal overall, but I would definitely want to change out the window in the front that doesn’t belong. You have the beautiful picture window and then the French doors, but then the ugly vinyl window…..it’s worth spending the money to get a wood framed window to match in there. Also take off the rock around the French doors…..that’s a blast from the 60s. Inside it’s a comfortable floorplan, but I would save up the money to get rid of the luxury vinyl and put real hardwood flooring throughout and add back the charm that is lacking. The kitchen and bath have been updated, but the finishes feel too cold. I would add some color to the cabinetry at least.
