Happy New Year!! I hope everyone had a wonderful Holiday Season! Mine was quite hectic with the kids and grandkids hanging out for 3 weeks! It was fun and chaotic, but I am glad to get back some peace & quiet 😉
Well this year is starting off with a bang! Well at least from my perspective. All the houses my buyers want are getting multiple offers and the inventory is still at a trickle. Now I am already busier with listings this year compared to last year so I am guessing a lot of other realtors are also getting more listings. Question of course is whether or not too much inventory hits the market and creates a shift in pricing. Only time will tell!
This week was our first real broker caravan of the year and it was nice seeing so many of my colleagues again! There were quite a few homes worth talking about…..so let’s get to it!
1512 Rose Villa St. Pasadena

The Cal Tech neighborhood is quite a coveted area! It is the most affordable pocket before you get into Embassy Row and some of the most exclusive homes in Pasadena. It is also a very small pocket of large homes that become much smaller once you go east of Sierra Bonita. Anyway, this lovely home has great bones and is on a beautiful block! I know it doesn’t look like nearly 3000 sq.ft but that is because it is a single story home. The rooms are expansive with a wonderful flow! It definitely needs updating and the backyard is small with the pool taking up most of the space….but it is quite lush back there so that helps! Definitely worth a peek if you have always wanted to live in this area!

This one won’t have showings till Tuesday, but I love the Rossmoyne area of Glendale and this Spanish is oozing with character! I love the formal entry with the Magnesite staircase and beautiful wrought iron railing. The living room has those lovely beamed ceilings and the upgrades look very tasteful and period appropriate. I will definitely go out of my way to see it on Tuesday!

This traditional style home has a lot of charm! Even though the brick work in the front is painted, it adds a lot of depth & dimension and character to the curb appeal of the home….along with that beautiful bay window! The living room gets tons of light through that expansive window and another huge window in the dining room just gives the living spaces a wonderful feel! The spacious kitchen has been tastefully updated and so has the 3/4 bath. The main bath is a bit dated although the vanity is newer. There are 2 bedrooms off the main hallway and then a bedroom/den that connects to that 3/4 bath. You could easily close off the access of that bath to the kitchen and make it private for the middle bedroom, but that isn’t the biggest bedroom so it won’t make a great primary suite. However, you could add on to that room since there is plenty of room in the back and get a really great primary suite! It is a nice house in many ways so I would take a peek this weekend if you are around!

The first showings on this one is this weekend! Montrose is a very popular little neighborhood! It is walking distance to the shopping and dining along Honolulu and you get the great schools of La Crescenta, but the character housing inventory of Glendale! The best of all worlds!! This homes is a cute 1500 sq.ft 3bd & 2ba Spanish in the front and a darling 1bd & 1ba ADU in the back. The kitchen has been redone at some point…but looks like cheapy home depot cabinetry. The bathrooms have been more recently remodeled and I like the one with the hexagon flooring….it feels period appropriate, but the other one feels too modern for me. I can’t tell from the pictures if there is a garage or if the ADU is the garage. The yard is small but that is typical for Montrose. Nothing is perfect but this house has a lot going for it!

The wonderful thing about being on this section of Marengo is that the school is right across the street…..so super convenient if you have kids! It is a character craftsman style home with a huge front porch and original wood framed windows! I don’t know if it never had it or if it was taken out, but it doesn’t have some of the architectural features you expect in a craftsman …..like box beamed ceilings, wainscoting or a built-in hutch in the dining room. Still I like the flow and how the kitchen opens up to that den…..nice little hang out spot! It only has 1 bathroom so you will have to add on to the last bedroom to create a decent primary suite. The yard isn’t huge so the addition will bite into that space and of course you need to remodel everything, but South Pas is a very desirable area with very little inventory. So if you want South Pas don’t walk….run to this open house!

So this isn’t my favorite street because it is so close to Lake just off Altadena Drive, but it is a lot of space for the money! It also has charm with original hardwood flooring and wood frame windows and it is in good shape! I like the den in front of the entry and how it flows off into the backyard, but then that is technically the 3rd bedroom and it doesn’t make a good 3rd bedroom because then you cut off your access to the backyard. Speaking of the backyard….it is a nice space and I love the big corner fireplace! I would grow some hedges to hide the church parking lot a little more but that’s easy. Overall a good clean home that could use some remodeling but you can move in and enjoy for now!

This cute home is tucked up in the Meadows on the far west side of Altadena! Some people don’t like it because there is only one long road that leads into the neighborhood, but it has a wonderful serene feel to it! So if this is your vibe, then head up to check this house out! It has a nice open flow with a nicely remodeled kitchen and dining area that opens out to a nice deck overlooking the spacious back yard! The original house had 2 bedrooms and 1 bathroom off the main hallway and then at some point a very nice and very large primary suite was added on. They did a good job making it flow with the rest of the house which is so important!

I think this home is just darling! It isn’t as big as the other 2, but it is a better neighborhood and a cuter house in my opinion. So if you don’t need that 3rd bedroom, then this might be the right choice for you! This layout is pretty open for a traditional. The living room comes across the front of the house and then the dining room opens out to the cute sun room and lushly landscaped backyard. The kitchen has been redone, but I would love to redo it again at some point and open it up to the dining area to really open up the flow! The 2 bedrooms are generous and the bath is original, but in good shape! You can see that it has been lovingly maintained and upgraded over the years!
