Usually this time of year you start seeing a progression where more and more inventory starts to hit the market until you get to that April/May peak…..but the inventory is still dreadfully low and buyers are starting to feel dejected already! I have heard from some agents that they are getting feedback from buyers who don’t even want to write an offer because they think the house is going to go so far over asking it’s not even worth trying!
Hopefully the inventory will start picking up soon and alleviate some of this pressure! What we really need are more 1st time buyer homes closer to a million and they are just not out there in general and nothing I liked this week! Still if you have a deeper pocket book, then here are my favorite homes for this week!

I love the Monterey Hills! It is a huge enclave of condominium and town home complexes in a great central location close to downtown, but yet it has this great serene and peaceful feel to the whole community! This week I have one of the town homes in the Temple Terrace complex on the market! They have a very contemporary feel with a great open floor plan and this unit has very nice views of the hills off the private balcony! Definitely worth seeing if this is in your price range!!

Located in the Rossmoyne area of Glendale, lies this beautiful Spanish rich with architectural detailing! I ran out of time to see this one, but it’s definitely a must see if you like Spanish style homes! I love how the stenciled beams in the living room curve to match the ceiling! French doors throughout the home lead to these intimate outdoor spaces and that covered patio with the fireplace just oozes romance! From the pictures it looks like they probably added on the master suite because the fireplace looks like an 80’s build and the master bathroom definitely has that 80’s layout and tile work. The house has a lot of levels but I think it adds a lot of interest to the home, so if you don’t have knee issues then swing by and check it out!

This house was the busiest one I saw Thursday……there were quite a few people checking out this home with all of it’s charm. It is definitely a tall house and I like that someone planted a tree so as to distract from that feature a little bit. The living room is my favorite spot and that massive bay window is gorgeous. That along with all the other floor to ceiling windows flood light throughout the space! The formal dining room is charming with custom built-ins and another floor to ceiling window! The baths need remodeling, but the kitchen has been tastefully upgraded. The upstairs has 3 bedrooms and 2 baths, but the staircase is steep and the space overall feels very tight up there. The yard is quite pretty with a nice pool, but again very tight. Still there are a lot of beautiful features in this home on top of the fact that it is on a beautiful street in South Pasadena…..so it will sell!

This home has been coming soon for a few weeks and now finally it is on the market and open this weekend. This home was built in 1998 and its style was inspired by the original farm houses in the area. I love all the wood trim and custom built-ins in the living and dining room and how that space flows out to that expansive covered patio! You can tell they did not go cheap on this build with all that wood siding and the wood framed windows and all those custom touches like the paneling on the ceiling and the built-in breakfast nook and office space! The kitchen is still beautiful after all these years and the only upgrade you might want to do is change out the granite counter tops to maybe soap stone. This has the best of both worlds old world charm with new world foundations, plumbing and electrical! I am curious to see what they actually get, but I would easily pay $1.8.

Given the size of this home and it’s lovely location you would think this house is decently priced, but it just feels high to me because of the layout! The living room is a nice space and then the most surprising part is the dining space which is massive! Way too big to actually be useful. I have to go back again to make sure, but I think I could make that dining space a dining room and kitchen and then gut the kitchen and make it a 3rd bedroom. I think there is access to the kitchen off the main hallway so that would work as a bedroom access instead. I would be willing to do that if I could get it for a better price! I am really curious to see if it sells right away or not!

A duplex is a great way to get your foot in the door in this market! The rental income from the other unit would help you qualify and hopefully at some point you can move out hold on to the property and build up your retirement portfolio! This one will definitely require a lot of work before you can even move in, so you will need to roll up your sleeves and get your hands on extra cash to take on this project! It looks like a complete gut job, so in the end it may be better to wait for something in better condition and pay a little more, but since there are so few options you might want to take this on!
