Hello Everyone!


So it is no surprise that there were not very many homes on Caravan this week because of the rain, but I was pleasantly surprised that only one of the homes on the Caravan list decided to cancel the open house. I thought I would be going from house to house seeing a little sign on the door saying ¨Sorry Broker Open House has been Cancelled¨!


I am guessing that next week we will have a VERY busy Caravan!

I am very excited about hosting this house open this weekend! Not only do I love all the finishes they chose for the kitchen & primary suite bath, I appreciate that they upgraded most of the systems in the process. You can tell that they did it for themselves, but now they have been relocated and need to sell. It started as a humble 2 bedroom & 1 bath home, but they did a masterful job of recreating the living area floor plan and adding a primary suite! I love the open flow with expansive sliders creating a seamless transition to the outdoor space! This is definitely one to see!

Back in the day, a home of this caliber would never be open to the public! For the most part they still are not, but there are more of them that are. So here is your chance to wander through this estate on your home tour this week. It is a grand Mediterranean Revival with an entry bigger than my living room and expansive formal rooms. The architectural detailing is simple but elegant with tasteful upgrades throughout. At some point someone expanded the kitchen and added a family room which is the cherry on top of this great floor plan. The only disappointment is that it sits on a corner on El Molino which is a busier street, but more importantly even though the lot is nearly ½ an acre, it is divided up in a way that the backyard does not feel large enough.

I have always loved the setting of this home on an expansive lot with all those trees…..it just feels like you have been transported to another world. Now is my chance to see the inside! I will have to wait till Wednesday on Brokerś caravan because I have to host my listing, but you can get in this weekend! There is so much wood and stone on the outside, it's a little disappointing to have all that white going on inside. I would definitely want to strip some of that wood in the living and dining room and add warmer colors on the inside. Still, it's an amazing property worth seeing!

I love the feel and flow of this home with its classic Spanish detailing and more open flow with French doors from the living and dining rooms that lead outdoors! I love the paneled & beamed ceilings in the living room and I really appreciate that they did it in the dining room too…..you do not see that too often. The kitchen has been very tastefully redone to fit the style of the home and has a huge eating area that works like another dining room. Upstairs there are three spacious bedrooms and 2 graciously remodeled baths including a primary suite with itś own fireplace. The only funky thing is that you have to step up into the primary bath….but other than that a great Spanish on a HUGE lot!

So this is one of the first homes rebuilt after the fire that has hit the market and it is very well priced for the size and finishes that were used. Of course it is in the burn zone so I am very curious to see how it performs in this market! I so appreciate that they spent the money to put siding on the outside and trim out the windows which adds so much more appeal to the home and to the neighborhood! Like I said, developers wont build architectural masterpieces, but they wont build anything tacky either!

This Spanish home is an architectural jewel box! Certainly my favorite house in a long time! I am a sucker for all the detailing. Starting with the entry, there is a beautiful cross beamed ceiling with stenciling….and I am surprised they did not include a picture of it. It has all the original woodwork including the doors that have never been painted. The door hardware is delicate in its design. The living room has hand hewn beams and a unique design on the plastered fireplace flanked by custom built-ins. Doors flow out to the entertaining spaces from both the living and dining room creating an open flow that is so hard to find in character homes! The hallway has a coved ceiling which again I hardly ever see! They kept the original art deco tile in the baths which I love and the kitchen has been remodeled perfectly for that style of home. Another unique feature is that it has a private bathroom for the back bedroom…..very unusual for a home of this size back then! I only wished it had more yard space, but the space it does have is very thoughtfully designed!

I have always liked this little street just north of Zanja. It is right on the edge of the Arroyo and near Prospect Park where there are so many stately character homes. This cul-de-sac was carved out in the 50s, so all the homes are of that era and because they are all so nicely maintained it gives the street an appealing look! I like a lot of things about this house, but the price feels a bit high. I know that it sits very close to homes that easily get $1000 per square foot, but it is also close to neighborhoods that get far less per square foot. I think if the updates were more recent, I would be on board with the pricing. Still it is a comfortable house with a nice floor plan that has been remodeled and again the kitchen can be easily tweaked by changing the countertops and backsplash! Oh…..and I would definitely close off the access from the primary suite to the dining room…..feels awkward to have access to the master from there when you have access off the hallway.


2062 N Garfield Ave. Pasadena

This little block of Garfield sits just south of Woodbury and it is quite a cute block. So no surprise that she already has many offers over $900K on this one! It has been well maintained over the years and has a straightforward floorplan. The kitchen is dated, but with a wave of a wand you can change the doors, the countertops, paint the cabinets a fun color and presto! The bathroom is more updated so not a lot to do there except for maybe a fun color on the walls! Outside you have a big patio space for entertaining and a lot of mature landscaping that gives you privacy! A good house that started at a great price….but we will see where it ends up!
