So I wasn’t able to head out and see any homes
Thursday because I was busy on my listing on Alta Wood. Though it seems
like I didn’t miss much! There was hardly anything on Caravan which
was why I was so busy on my listing! I am hoping that people just
decided not to list last week because of the rain and this week because
of the Superbowl and hopefully we will have more homes to talk about
next week!
I do have to say that this time of year plays out like
it always does! I was talking to an agent who had a listing on the
market in late October and there was hardly any interest. They brought
it back on the market a few weeks ago and now they are getting a lot of
attention and accepted an offer! The buyers get very distracted over
the Holidays, but then in January they are ready and out there
desperately waiting for good homes to hit the market! Unfortunately,
there are just not enough sellers on the market yet to satisfy that
demand. Therefore, the houses that are on the market are getting their
undivided attention. Last Saturday I had over 200 people through my
open house and even in the rain on Sunday I still got over 100 people!

for the only cute looking home close to a million this week! Laurel is
a street that only connects between 2 less traveled streets so it is a
really quiet street! I always have to use my GPS to find it! It is
definitely a lot of house for the money with 1500 sq.ft! It looks to be
well maintained and even though the kitchen and baths don’t have the
latest upgrades….they have been upgraded! I like the look of the layout
with the open living & dining space and you should be able to open
up the kitchen to the dining area to create more of a great room feel! I
think the dining room is screaming for some French Doors that lead out
to the backyard! Too bad the backyard isn’t larger. It is an average
sized lot, but I guess because it sits on the corner you’re loosing a
lot of space to the front yard. Still maybe there is a way to capture
some of that front/side space for the backyard.

I love Lower Hastings with their sprawling ranches on large lots! This one seems to have been very well-maintained over the years and would just need some tweaking to give it a more contemporary feel. I sure hope there are hardwood floors under all that carpet! I can see that the living room used to flow to the outside, but at some point a sun room was added…..I would want to turn that back into a covered patio just to give the home a more indoor/outdoor feel! The backyard is spacious, but I would have to plant trees or something to hide the church or school that is back there!

I love this style of Traditional with the rock work on the entryway! I just know that it will have more character than your typical traditional style home. The living room has that bank of expansive wood frame windows and then even more windows on either side of the fireplace! I love that the dining room and kitchen flow out to that vine covered patio…..sooo charming! The kitchen and baths have been tastefully redone although a little too much glass tile for my taste in that master bath…..still you can move right in and enjoy all the love and care that this home has obviously had over the years!

I am curious to see what happens to this house. It came on last year and it didn’t sell obviously…..but now that it has come back when there are so many buyers looking and so few houses…..it just might sell! Especially now that they have done some virtual staging…..I am sure that will help….not really….not at all! The pictures look so fake and when you get to the house to actually see it and there is no actual staging …it will feel cold and ugly. Good staging gives life to a home and distracts from all the faults of the home. I am not a big fan of the finishes…..but you can do some tweaking so that it doesn’t look so dated. I do love the location and that when they replaced the windows they chose high quality wood frame windows that match the period of the home.
