So this week I snuck away to see my grandchildren before they move to Poland for a year for my son’s job….guess who is going to have a European vacation this summer!!
Anyway this means I missed caravan on Thursday, but I can tell you there are a lot of buyers out there in the $1.5 price range for sure because I got 19 offers on my listing on Alta Wood and I heard that the one on Mountain that was on my blog last week also got 19 offers!
We definitely need more inventory to satisfy all these buyers out there …so let’s see what the better options are this week!

Victoria is an idyllic little street. It is lined with adorable character homes and it is such a short street that most people don’t even know about it! This English cottage was designed by an architect and the brick accents and front courtyard add to it’s charming curb appeal. I can tell from the pictures that the living room is in the front and it looks like the dining room opens up to something…..hopefully the backyard but I can’t tell. It looks like they added on a family room because the fireplace is a newer style and the wood flooring looks different than the rest of the house. The yard looks like it is a lush and private space. So check this one out if this is your price range!

So if you are looking for South Pasadena schools then get ready to pony up and pay the price! This Spanish style home has been completely remodeled. Unfortunately in my opinion….too remodeled. It no longer has the charming plastered walls and original windows and just feels more like new construction. Still they probably redid all the systems since they gutted the walls and so you don’t have to worry about dealing with 20’s wiring and plumbing. It does have a very open flow with doors flowing out to a lovely covered patio and a very manicured backyard.

This house left an impression on me when it sold last in 2016 because I remember it quite well. It had a lot of charm and character especially for a traditional home built in the late 40s. The living room has that beautiful bay window flanked on either side by built-in shelving and then you have those French doors on either side of the fireplace….very nice! There are also French doors off the living & dining room that flow out to the front porch that overlooks the golf course giving the living areas an open flow feel. The kitchen seems to have been beautifully redone and I especially love the back splash they chose. They also did a really nice job with the bathrooms. Though I would redo the vanity in the master because it just feels to modern to me for that house. Easy fix in the scheme of things for sure!

This property is great for that buyer who can’t qualify for these insane prices unless they have some rental income or unless they pool resources with other family members! You have three separate structures which gives you a lot of flexibility. The front home has been very nicely remodeled and I like that they used engineered plank flooring rather than the luxury vinyl go to. I think they are overstating the rents a bit but you could easily get $4200 for the front home. The back home looks like it was upgraded in the 80’s but still looks in good shape and the soaring ceilings are a nice bonus so it could get $2200. The studio doesn’t even have a kitchen so I don’t think you can get more than $1400, but it is attached to the garage so I am sure you could steel some space there to create a living room and kitchen and create a nice little ADU that could also get $2200….or take the whole garage to create a 2 bdrm possibly and get $2800.

There hasn’t been much activity in the San Rafael Hills lately… so here’s your chance to get into the furthest west neighborhood in Pasadena that helps shorten that commute to downtown! Walking into that huge living space the view out the expansive wall of windows and doors feels like you’re in a tree house! I love the pitched beamed ceilings throughout! Now it does need a refresh and I would definitely start with those windows and doors! All those panes on the glass block my view! The kitchen is definitely showing it’s age and the baths have never been redone, but nothing money can’t fix! What you can’t replicate is that flow and that setting!

It’s so funny to think this is how we sold homes all the time before 2013, when high end investors started to flip homes and stage the heck out of them. Flash forward to 2023 and staging is the norm! So now when you see a normal home with normal people’s stuff and mediocre photography….it looks so unappealing! Still this is a lot of house for the money in a quiet neighborhood near JPL. I can see they added on a family room but I can’t tell how well it flows off the rest of the house…..you will have to go check it out and see. For this price and this neighborhood it is worth going out of your way!
