Hello Everyone, Long
time no blog!! So sorry but I was blackmailed by my own son! If I
wanted to see my grandchildren I had to go to Europe where they are
living or I will have to wait till Christmas to see them. So of course I
succumbed and spent 2 weeks by the beach with the grandbabies! Since I
was on that side of the world, I took advantage of that and spent
another 9 days exploring Turkey! Now I am back and
working in full swing and finally made it out to caravan yesterday! Of
course, this is labor day weekend so there was not a lot on the market,
but I am sure that will change next week as we enter our last big push
of inventory. Sellers trying to sell before we hit the Holiday season!
It will be interesting to see how much inventory we get and how many
buyers are motivated enough to hit the market! Let’s get on with my favorites for this week!
1715 Knollwood Dr. Pasadena
$2,995,000 4bd & 4.5ba 3,132 sq.ft 17,164 lot
Not Open but happy to get you in!
Tucked away in Linda Vista sits this mid century ranch that has been completely renovated! I love the front courtyard patio with that treetop view. The living areas flow seamlessly through to the front and back entertaining areas. It has a very nice floor plan with a private bathroom for each bedroom and a grand primary suite with a luxurious bathroom. Now to be honest I think the finishes aren’t the highest quality and at this price point I would like to see higher quality materials and some creativity in the design. Still it is a nice house with a great floor plan in a great location!
1938 La France Ave. South Pasadena
$2,325,000 4bd & 3ba 2,353 sq.ft 6,260 lot
Open Saturday 11-4 & Sunday 1-4pm
I think my favorite thing about craftsman homes are the front porches! I have this idealized romantic vision of rocking back and forth on my chair with a mint julep waving to the neighbors. I love the boxed beamed ceilings and the Batchelder fireplace is certainly unusual for that time period, but I’m not complaining because I love it! You can tell it has been very well maintained and upgraded throughout the years, but the sad truth is that kitchen and bath remodels go out of style so quickly and so they have to be remodeled again. Still a very good home with a comfortable floor plan in the coveted city of South Pasadena!
244 Marguerita Ln. Pasadena
$1,599,000 2bd & 2ba 1,279 sq.ft 4,563 lot
Sadly not open…..but call me and I can get you in!
I just sold this home a few months back and it turns out that the buyer is not going to be moving to LA and now he has to sell it! So here is your 2nd chance to get your hands on this amazing architectural jewel box! All the woodwork in this house is breathtaking and that fireplace is so unique! I had 13 offers when I listed it but then I started at $1.3 and it went for just over $1.6. My client had already lined the sewer line, rewired the house, replumbed the house, installed a newer HVAC system and reroofed most of the house. This owner reroofed the remaining section so the systems are in really good shape. Plus it definitely has more architectural detailing than any of the other homes on this street!
914 Geneva St. Glendale
$1,350,000 3bd & 2ba 1,586 sq.ft 6,971 lot
I guess no one can be bothered to hold a house open this weekend!
This is a great neighborhood in Glendale and a lovely street lined with cute character homes! I love the big picture window in the living room with the high coved ceilings. The kitchen is cute and clean though the pictures make it feel like there is a lot of hexagon flooring…..like too much. Anyway that is an easy enough fix. This cute Spanish has had a lot of system upgrades which leaves you some money for dealing with all that black and white flooring and to get some better landscaping!
1840 Sonoma Dr. Altadena
$1,299,000 3bd & 1.5ba 1,645 sq.ft 7,257 lot
So the owner doesn’t want any public open houses.
I know the finishes aren’t going to wow you on this one. But you can tell the owner has maintained and upgraded the property very well! It is a very nice traditional style home in a great neighborhood. Unfortunately, the 3rd bedroom feels more like a den and works better as a den because it flows to the outdoors! So either you sacrifice a bedroom to get a more open feel to the home or you sacrifice the open feel to get the bedroom. The backyard is a nice space. It just needs less concrete for sure and I love the fact that there is a 3 car garage so I can have my gym or office!
That’s it for this week…..sorry that only one is actually open for you to see!
