Hello Everyone, Summer is always slower with people’s minds on vacations and then getting kids back to school. It’s hard to get buyers, sellers and agents to focus. This week the caravan list was quite small, but there were some that were very nice and then there were a few that just hit the market that look like they are good contenders. 245 Laun St. Altadena $999,000 3bd & 2ba 1,598 sq.ft 6,165 lot Open Saturday & Sunday 2-4 pm This weekend I’ll be hosting this lovely home open! At just under a million, it is very well priced for its size, style, flow and condition! It has a lot of nice upgrades including newer windows, roof and HVAC, upgraded electrical panel and tasteful remodels to the kitchen and baths. I like the open flow of the living and dining area and the spacious family room right off the kitchen that flows out to the backyard. Swing by to see me and grab a cookie! 2210 Kinneloa Canyon Rd. Pasadena $4,180,000 4bd & 5.5ba 5,248 sq.ft 22,397 lot Open Saturday & Sunday 1-3 pm I’m not a big fan of a contemporary that looks like a huge box…..just not my favorite style for curb appeal, but I do like what they did on the inside! I love the flow of the spaces and the finishes are right up my alley! They didn’t go cheap, which believe it or not is more common than you would think in this price range! They thought ahead by making a primary suite downstairs and upstairs which is great for aging into a home. I love the family room at the top of the stairs with the bar and wine fridge and a separate media room space. The 3 kids rooms are in that area, while the upstairs primary is on the other end. Very well thought out. Even though it’s a great house, I think it will have a harder time selling because of its location and how sensitive we all are to wildfire issues now. 1190 N Wilson Ave. Pasadena $2,150,000 4bd & 2ba 1,834 sq.ft 9,363 lot Open Saturday & Sunday 2-5 pm This home is not your ordinary flip! They went above and beyond to add architectural detailing where there was none and I really loved all their design choices! They also did a huge addition because the house they bought was only 1200 sq.ft with not much character to speak of on the inside. They added the beams, the paneling on the walls, the hardwood flooring and the arched entryways. I love what they did with the kitchen…the tone of the wood on the cabinets combined with the dark neutral painted cabinetry. They used wallpaper in a couple places but didn’t go crazy with it. All the little period touches with just the right hardware etc really pulls everything together. They also did an amazing job with the backyard….which is where most flippers really drop the ball! Definitely worth going out of your way to see this one! 935 S Euclid Ave. Pasadena $1,650,000 3bd & 2ba 1,617 sq.ft 6,007 lot Open Saturday & Sunday 2-4 pm Euclid is not the prettiest street in Madison Heights, but it’s still Madison Heights! I remember this one from a few years back and I liked the flow of the spaces and how it was remodeled. These days, I would like to see some color on the kitchen cabinets, but I still like how it looks overall. It sits on the corner so it doesn’t have a big yard, but it does have a very nice patio space. This price is hard to find in this neighborhood so if you really want to be in Madison Heights, then don’t miss this house! 1226 Carmen Dr. Glendale $1,585,000 4bd & 2.5ba 2,257 sq.ft 5,574 lot Open Saturday 11-2 pm Located in the Rossmoyne pocket of Glendale, this home seems quite well priced! From the pics it obviously needs to be updated throughout, but it looks like it’s been very well maintained over the years. The kitchen is a big space and sits right off the dining room and then flows out to the backyard. So with a little reworking you can create a really nice open flow there. It looks like the staircase and the 2nd floor was added at a later date and I would like to change the staircase a bit to make it feel more intentional rather than an after thought. Most of the backyards in Glendale are smaller than average and you can make these spaces very nice, but like a lot of yards in Glendale….this one has too much patio and not enough landscaping. 331 S Roosevelt Ave. Pasadena $1,349,000 2bd & 1ba 1,311 sq.ft 5,872 lot Open Saturday & Sunday 1-4 pm This block of Roosevelt is lined with cute English style cottages and this one looks like it has been tastefully remodeled and the floor plan re-worked a bit to fit buyer’s desires of a more open flow. Now this price does feel a bit high for a 2 bedroom, but if you have been looking at homes around $1.1, you will know that many homes starting at this price or even less have ended up selling around $1.3. I can’t tell by the pictures how well the living areas flow to each other. They have the living room set up in front of the kitchen, but then there seems to be a room right off the front door but not a full picture of it? Obviously I have to get in to see if the flow is fine or awkward. I wish the house had retained more of its original features. Not a big fan of those engineered floors or vinyl windows and the finishes are pretty blah, but still it is Southeast Pasadena and that deserves a bit of a premium! 892 N Chester Ave. Pasadena $1,249,000 3bd & 1ba 1,581 sq.ft 7,606 lot No scheduled open houses. Please contact me for a private showing! If you want to get your hands on a restoration project. This is a nice opportunity! It has not been on caravan so I’m not sure about the layout and the kitchen and baths must be a total mess if there aren’t any pictures, but still I like the architectural detailing and can see this being quite the striking house once you’re done….and Chester is such a great street in Bungalow Heaven. Now I give kudos to the agent for putting in pictures of what it could look like once it’s restored, but they are making a lot of assumptions about how nice the wood will look once the paint is stripped off. Assuming you don’t have a bunch of knotted pine under there, restoring painted wood is not easy and certainly not cheap. 1602 Forest Ave. Pasadena $799,000 2bd & 1ba 917 sq.ft 6,418 lot Open Saturday 2-4 pm & Sunday 12-2 pm When this one came on I could see that it needed work, but it’s not a total fixer so I was curious why the price was so cheap! The main reason is because of how close it sits to the freeway on-ramp. At first I thought it backed right up to it, but actually there is another house in between this one and the ramp so even though you can hear it….you can’t see it. I actually really liked this house ….especially for that price! It is a cute traditional home with a nice flow. The dining room opens out to the backyard and you can certainly open the kitchen to the dining space to make it feel even more open. The backyard feels bigger than I thought and the garage is a 2 car garage. Even though it’s close to the freeway on-ramp it doesn’t get any more freeway noise than any of the other surrounding homes. I would buy this house for this price!
