MY FAVORITE HOMES OF THE WEEK... AUGUST 1, 2025

So I really do have a good excuse for being MIA this past month…..



My grandkids live in Europe so every summer we meet them somewhere and hang out for a few weeks and there always has to be a pool! So here we are with Carmen, Dani & Lucy and our beautiful daughter-in-law Olga!


But all good things must come to an end…..so I’m back in town and back to work! Thursday I was holding my own listing open so I wasn’t able to see anything, but these are the homes that caught my eye this week! New inventory is very slim this week so I only found 5 worth mentioning!


676 E Rio Grande St. Pasadena

This darling traditional home packs a lot of punch for the price! Not only is it a stylishly remodeled 3 bedroom and 2 bath home with an open floor plan…..there is also a beautiful 1 bedroom ADU. The main home is 1217 sq.ft with a wonderful kitchen that flows out to a deck overlooking the backyard and a private primary suite. The walkway leads to a 1 bedroom ADU that is 494 sq.ft and constructed with tasteful finishes throughout. The spacious bedroom flows out to a private patio under the canopy of a beautiful oak tree! The only thing left to do really is just to break up some of the concrete and add more landscaping to privatize the space between the main home and the ADU. It’s not often I have a condo on my favorite list, but it’s not often that a condo is designed by Buff & Hensman! Double doors open to a formal entry that leads you to the living area with that amazing 2 story wall of glass that wraps around the corner! The line of trees with all that privacy is beautiful to behold from the living room and creates a sanctuary out on that huge patio. The floors look beautiful and I really like what they did with the bathrooms! The kitchen is a little boring, but still a nice kitchen…..just think that the architecture of the unit warrants a little more drama in the finishes. It’s definitely worth going out of your way to see it!

This pocket of the San Rafael area is the most affordable and flat part of the neighborhood. They have nice character homes on lots that tend to be smaller than average especially considering the size of the home sitting on it. This Spanish style home has a lot of character and a lot of charm with a lot of nice period appropriate remodeling! I love how they used large rectangular Saltillo style tiles in the family room laid in a herringbone pattern. I would rather take out some of the built-ins and really use that space more like a family room…especially since the living room is way up in the front. In a perfect world the 3rd bedroom would be upstairs with the other 2 and you would have a proper primary suite…..but there are worse floor plan flaws for sure! I also really appreciate that even though the backyard isn’t large, they did make the most of the space and I love that it is so lush & private!


1805 Kinneloa Canyon Rd. Pasadena

I’ve been in this house before and I like the overall size of the home and the lot for the price, but there are some quirks. It sits on Kinneloa Canyon before you get to the gates across from Highpoint academy so it’s not the best spot, but they did a nice job privatizing the house from the front with hedges. The floor plan isn’t bad, but that big room with all that glass is very disconnected from the rest of the house and the major portion of the yard is more on the side and so it also feels very disconnected. I would have to get back in to see how fixable those issues are, but for that price it’s worth putting on your thinking cap!

This craftsman style home just hit the market! They did a very stylish job remodeling the interior…but for me maybe a little too stylish? I mean I think it would have been better with more period finishes….I’m afraid it may go out of style too soon. Still it’s in move-in ready condition and these are popular finishes! I do like the beams they added. What I really like is the added potential. It is a nice large lot and you can see on the overhead pictures that you could build a spacious ADU in the back. Since you have alley access, the ADU can be totally private with its own and very separate access. This should sell quickly so don’t miss the open house!
