Hello Everyone, So now my excuse for not doing my blog is a little bit better…….I was on vacation with my grandkids! They live in Europe so every summer my son picks a spot for us to rent a house and hang out by the pool all day with the kids! It’s always fun and exhausting at the same time!! Anyway, I’m back and I saw quite a few nice houses yesterday that are worth seeing this weekend if you’re out and about! 1641 Laurel St. South Pasadena $3,895,000 5bd & 4.5ba 4,176 sq.ft 16,731 lot Open Saturday & Sunday 1-3 pm I didn’t get a chance to see this one….ran out of time! But WOW what an impressive looking home! I love a good Spanish and this one has so many of the original architectural details. It also looks like it has been tastefully remodeled throughout. The kitchen looks lovely! Sure you can change out the counters and backsplash to freshen it up, but the bones are very good. I also love that room where they keep all the wine! That’s a lot of wine!! The baths are dated so that will require more changes than the kitchen, but look at that yard with the pool! Definitely worth seeing if you’re in South Pas this weekend. 2002 E Woodlyn Rd. Pasadena $1,795,000 4bd & 3ba 1,924 sq.ft 8,367 lot Open Saturday & Sunday 12-2 pm I love Woodlyn. It is such a beautiful street dotted with character homes. This home was flipped a few years ago and a fire victim bought the home. Now it’s back on the market and seems decently priced given the size and condition. I love the dramatic contemporary finishes and the ADU is so nice to have. Now here’s a pro-tip. In this price range people are ok with an ADU but they aren’t usually in a financial position where they need to rent out the ADU…..so usually they would rather have a garage. I just want to warn you if you are converting a garage into an ADU …..do it for the rental cash flow or for family…. it doesn’t add more value to the property than what you spent. 1844 Pepper Dr. Altadena $1,749,000 4bd & 3ba 2,385 sq.ft 15,710 lot Open Saturday & Sunday 2-4 pm This home took me by surprise! It doesn’t look like all that much from the outside, but there’s just a really great feel to this home! The flow is great with the entry way leading you to the living room that features an expansive window overlooking the lush and private backyard! The dining room is a formal space, yet very open to the living room. You can totally rework that kitchen and have it open to the dining room. I love the huge den off the kitchen with all the built-in cabinetry and then there’s a guest bedroom and bathroom off of that space. The main hallway features 3 bedrooms and 2 bathrooms. The back bedroom is a wonderful size with views into the courtyard and backyard. There isn’t a proper primary suite, but you could access the bathroom next door through the bedroom and make that the primary bath. The other bath is not convenient for the middle bedroom but there are worse things in the world. You could also just add on to the back bedroom and create a primary suite……you have plenty of room to do it! It is fairly original so it’s a project, but it has great bones! 2370 Catherine Rd. Altadena $1,449,000 3bd & 2.5ba 1,824 sq.ft 6,504 lot Open Sunday 1-4 pm Just last month the house next door sold for $100k more. It did have more dramatic updated finishes, but it was a bit smaller. For that difference you can certainly redo the kitchen and baths to suit your style! This home also has a bit better flow than the other one, because the primary suite on the other one was off the kitchen…..not ideal. This home has a proper primary off the main hallway with the other 2 bedrooms. The biggest drawback is the smallish yard. It’s cute but smaller than average…..all the homes on this side of Catherine have smaller yards. 2096 Bridgen Rd. Pasadena $1,465,000 2bd & 1.5ba 1,571 sq.ft 6,588 lot Open Saturday 11-1 pm & Sunday 3-5 pm There aren’t too many 2 story homes that are under 1700 sq.ft. The pro is that it looks like a grand home in the front and if it sits on the right lot there is a lot of potential to tap into with an addition. Unfortunately this one sits on the corner and has a small lot with no add-on potential. Still it is a nice house for what it is. It has a grand living room with pitched beamed ceilings and it flows out nicely to the backyard. Downstairs you have a nice layout with a ½ bath and upstairs you have 2 comfortable bedrooms with a full bath you share. It’s a great house for what it is….just no potential which is a shame. 1156 N Isabel St. Glendale $1,395,000 3bd & 2ba 1,815 sq.ft 6,794 lot Open Saturday & Sunday 1-4 pm I haven’t seen this one, but it is very well priced for a Spanish style home that size in that neighborhood. In a perfect world you get a character home with an open floor plan, but this is more of your typical floorplan with the living spaces in the front and bedrooms in the back. However…..they did create a family room in the back that is accessible from the main hallway so depending on how wide the hallway is etc…..it may not be bad. It looks like it was updated in the 80s and needs to be updated again…but looks like it’s been well maintained which is so important. You will find that fewer skeletons pop out of the closet while you’re remodeling when a home has been well maintained over the years. 1818 Roosevelt Ave. Altadena $1,275,000 4bd & 2ba 2,014 sq.ft 7,500 lot Open Saturday & Sunday 1-4 pm This is a lot of house for the money! The floor plan is not my favorite because the living areas don’t flow to the outside, but they did a nice job of opening the front rooms to each other so at least you have an open flow that way. If you like a large primary suite, then this is the house for you! It has an expansive bedroom with a walk-in closet and large bath! Right now the house feels kind of blah because everything is white/off white & neutral. But if you add some color in the right places and some nice decor and you can definitely improve the overall feel of the home. 804 N Catalina Ave. Pasadena $1,000,000 3bd & 1ba 1,428 sq.ft 7,501 lot No scheduled open houses. Please contact me for a private showing! So the pictures look quite sad, but it seems very well priced for that size in Bungalow Heaven. With all the window treatments inside and out….I can’t tell if the windows are original or some horrible aluminum or vinyl! This is one of those houses where the listing agent didn’t do anything to make this house look better. So it might be a great opportunity…..of course it could just be a bad house and not worth it. You have to get in to see if the house is a diamond in the rough or a lost cause! 201 W Terrace St. Altadena $995,000 3bd & 1ba 1,282 sq.ft 8,500 lot Open Saturday & Sunday 2-4 pm How about a nicely discounted character Spanish in Altadena. It is in the burn zone, but this particular block is pretty intact. I like the flow with the kitchen open to the dining room and then the dining room flowing out to the backyard. It has the original windows and hardwood floors which I always appreciate. I’m not a fan of the plaster texture on the walls, but the pros outweigh that con. The garage is an ample 2 car garage and everything has been completely remediated.
