MY FAVORITE HOMES OF THE WEEK… APRIL 5, 2024

Hello Everyone!

So I have been speaking with a few colleagues and it looks like we are already getting buyer fatigue out there! Buyer fatigue is when buyers are writing offer …after offer…after offer during the spring and if they end up not getting anything ….by the end of May they are usually more than happy to take a mental break and the summer is a great excuse! This year it seems to be coming a lot earlier! The pricing has just gone up faster than buyers can process and it is exhausting!!

I wish I had better news for buyers, but my listing on Beverly went for what I thought was a crazy price until I heard that Atchison went for even a crazier price…..and I´m sorry but even though that house was very cute the block is anything but cute! I just don´t know when this will come to an end!

The whole time I was at my Beverly Open House, I kept encouraging buyers not to give up and to push through the spring and hopefully take advantage of the lull that happens in the summer and the winter!

I love the old world grandeur of this home with it´s sweeping front porch lined with those beautiful original wood frame windows! The formal entry leads you to the expansive living room on one side and the elegant dining room on the other. Off the tastefully remodeled kitchen you have a den and an office and on the other side of the house 2 generous bedrooms and a bath. There are two things I wish I could change. One is that the upstairs is just the master suite so I don´t like that the bedrooms are split up like that on 2 different levels. Unfortunately not much you can do about that without a major addition. Secondly is that the house sits on the corner and the backyard is very exposed to the other street. I like my backyard to be private, but that can be changed with fencing or hedges!

My favorite thing about this house is the setting and it´s history! This house was originally built for George Webster of Webster Pharmacy right on Lake. But then in 1922 the house was re-imagined by Henry Greene of the infamous Greene & Greene brothers. He added on to the front of the house creating its distinctive craftsman features using Arroyo stone for the handsome fireplace and front stairs and porch. The house is decent…but the curb appeal is better than the inside in all honesty. However, the setting is magical indeed!

I do plan to see this one on Sunday! It has been a while since I have seen such a nice looking two story Spanish ….so I am excited! It has great curb appeal with the elliptical picture window and private front courtyard. The formal entry has that beautiful magnesite flooring that flows up the staircase. The living room is a grand space with beamed ceilings and a plastered fireplace flanked by floor to ceiling windows on either side and then a set of French Doors that flow out to the backyard and that refreshing pool! The kitchen has been beautifully remodeled and you have a den downstairs as well. Upstairs you have 3 bedrooms with 2 baths……looks like a very nice layout!

Here is another flip by Carmine! I do love his flare for design….he has fun with it …you can tell! This little craftsman has been re-imagined with a modern twist! Now don´t get me wrong, I love what wallpaper can do to a space……but I think it´s just a bit too much in this living room. Still that´s just my personal opinion and a very easy fix if it doesn´t work for you either. I do like the cute lemon wedge wallpaper in the kitchen and the wallpaper in the bedroom adds some drama to the space that I like. I love the period style crystal door knobs he chose for throughout the home and the finishes in the kitchen with the different shades of green on the cabinetry! I also like the tile finishes in both bathrooms, but not the vanities…..they feel a little too modern for me. The den off the kitchen is a darling space with collapsing doors that create that seamless indoor/outdoor flow! The biggest issue with the house itself is the lack of a garage, but then it is South Pasadena and cute so it will sell!

This house is very nicely done. Now it is not a 1658 sq.ft house. It is a house with about 1300 sq.ft and a fully permitted ADU that is about 350 sq.ft. Because the property sits on the corner it allows for the best opportunity to provide the most privacy between the ADU and the main house. The garage faces the other street and the ADU is on the other side of that garage……great privacy!! The home has been very tastefully remodeled throughout and I love how the dining room flows out to that covered back porch! The 3rd bedroom is off the dining room so that is a bit awkward, but overall a good layout for the space. The ADU is a darling studio space with it´s own private little yard area as well! Definitely worth seeing this one!

I plan to see this one on Sunday too because it looks like such an elegant traditional style home! It looks like it has been lovingly maintained and updated by the owners. The kitchen and one of the bathrooms have been tastefully remodeled. The other bathroom is original, but looks to be in impeccable condition. Now there is a little too much grey going on throughout the house, but again something that can be easily remedied. I absolutely love the look of the backyard with that brick patio and all that lush landscaping!

There are more things I like versus not like about this house so it made the list this week. I don´t like that it is on a fairly busy street. I do like the classic formal dining room with the traditional brick fireplace and built-in shelving as well as the beamed ceiling. I don´t like the laminate flooring throughout, but I do like the layout of the 2 bedrooms and bath off the main hallway and that you have an extra office space as well. I like the backyard space quite a bit and I especially like the price for the amount of square footage you are getting!

This house pushes every hipster button there is to push! It is a darling Spanish with a comfortable floor plan that offers 3 bd & 2 ba! I love the plastered fireplace in the living room and the upgrades have been very well redone throughout. I love that all the furniture is the seller…..it is not staged! The owner also designed the backyard space with that lovely deck and lower patio area. Very well done and I am sure buyers will go nuts over it!!
