So you can definitely tell that it is April…..the inventory is finally shaking loose and there are more options for buyers out there. Now don´t get me wrong I don´t think it is enough to make the pricing come down, but as predicted the sellers are starting to come on the market at a pricing that is closer to what things have been selling for earlier in the year.
Unfortunately, what this does mean is that the buyers who thought they could afford to buy what they wanted earlier in the year will not be writing offers on the same homes that are now starting at a higher price tag and so that will tamper the frenzy and keep the pricing from pushing even higher in general. So now these buyers either lower their expectations of what they are going to get for their money in this area or start looking in another area. It is quite demoralizing and why so many buyers tend to take a break from home shopping towards the end of spring…..thus adding to the tampering of the frenzy.
For those in the higher price ranges though…. this is when your options start to open up a little finally! So let´s see what is worth seeing this week!

I actually sold this house a few years back and I love the presence of this house and the backyard is a phenomenal space…an entertainers paradise for sure! I love that huge covered patio with the fireplace right by the pool! The house has some quirks in the floor plan, but overall a good design and these people look as though they have made some improvements to the finishes. Definitely worth seeing if you are out and about this weekend!

In general I am not a big fan of flips, but I love what this investor has done to this home! You can tell that he went above and beyond the call of duty to select finishes that are in keeping with that 50s aesthetic vibe! I love that he kept the original fireplace and wood paneling along with the partial screens that divide the dining room and master bath…..he incorporated those features very nicely into the finished product! I have seen a lot of kitchens, but I have not seen a walnut finished kitchen like this with the plywood edges showing…..very creative! I also really appreciate the built-in in the hallway….he could have easily just put in a closet….a lot cheaper for sure….but it gives the hallway some definition and makes it feel more open. Overall a very nice job and definitely should be on your list of ones to see!

I haven´t seen this one, but it sure looks like a very interesting mid-century so you know it would make MY list anyway! The curb appeal is striking and the setting is ideal with privacy and views and it looks like there is another really cool structure on the property…..or maybe it is just a really cool addition….hard to tell. I have to say that I am sad that so many of the interior wood features have been painted, but hopefully you can restore at least the living area portions of the wood….fingers crossed! Anyway, definitely worth seeing if you are a mid-century fan or just a fan of architecture in general!

My favorite thing about this house is walking into that living room and BAM you are hit with the sight of that beautiful pool and yard! I love that feel so much that I was willing to stay there for 1/2 an hour trying to figure out how to make the layout work! At first it was easy…….just blow out the kitchen, dining, family room side of the house to create a nice open flow between the living spaces and lose that that small bedroom on that side as well. But then you go to the bedroom side and see that it is 3 beds and 1 bath and no really nice way to make a master suite. Sure you can take the back bedroom that is too long and convert the back portion that looks like an add-on anyway, but then you end up with no windows! So then I was back to the other side of the house trying to figure out how to make the dining room and a portion of the family room into a master suite that is off the entry…..not ideal but the best I could come up with anyway. Let me know if you see a better alternative!

I actually remember this house from 20 years ago! If you can see beyond all the antique furniture, this house actually has a very modern design and the most amazing part of that is that the house was built in 1937 …way before this design became popular in the 50s! Robert Cox was the architect and truly a visionary in his field! My favorite room of course is the library with that soaring ceiling and all that glass! The master bedroom has those 2 modern bay windows that are brilliant. You can tell the house has been lived in for sure, so the finishes need a breath of fresh air and I would want more mid century furniture in there, but an amazing home with a beautiful setting that I would buy in a heartbeat!

There are 2 bedrooms and 1 bath downstairs and then upstairs you have the master suite with the vaulted ceilings and the office loft that creates that soaring ceiling affect downstairs with the 2 story window. I am not a fan of walking into the kitchen and dining room from the entry and of course I wish all 3 bedrooms were on the same level, but still I think it is a very nice house overall that is very attractively priced!

As you walk through this home, you will not be surprised to find out it is owned by a designer…..a very good designer might I add! Of course, she did have good bones to start with because this is a beautiful Bungalow style home so even if it was a wreck I would like what it could be! The original wood flooring throughout was beyond saving, so they replaced all of it with real oak flooring to match what was there before! Thank you for not using some wide plank engineered flooring! I love all the light these Bungalows get and this one has an open flow with the French door off the dining room and onto the deck! I love the creativity they used in the kitchen combining different cabinetry and counter tops and vintage details. I love the use of color in the master bath and that vanity is solid walnut…..not a veneer! Definitely a house worth seeing, loving and buying!

Initially I wasn´t going to see this house because it was on New York, which of course I try to avoid. However, there is a lot to like about this house! The house itself is a good solid traditional style home in good condition with a decent floor plan. But then surprise……you have a massive downstairs space with good ceiling height that could easily be converted into an ADU!! The garage in the back was added onto a lot!!! Whether it is permitted or not, I would take some of it away so that I could have more yard space for sure but still…..once the lower level is an ADU you could convert the garage as well and end up with a triplex or even a fourplex!

This house is small but mighty! The living room is a perfect little space with the corner fireplace but more importantly the picture window that perfectly frames the pool and the lush landscape! The space is tight so it really helps that the kitchen is open to the living room & dining nook. You then have 2 bedrooms and 2 baths off the hallway that have also been nicely redone. They made the best use of that corner lot and even though the yard is mostly pool, it has a really good feel to it because the landscaping all along that one side softens the entire space. The biggest complaint is that it has no garage…..there is a driveway….but no garage. Though I think you could fit a 1 car garage there if you need it!
