So this week my own listing was so busy that I did not get a chance to sneak away and see any other houses, but these were the ones I would see just based on pricing, location and pictures! Looking at the weather forecast it seems like it will be partly cloudy most of this weekend, except during the open house hours when it will be raining……it figures! But for those die hard looky loos and real buyers, here are the houses you should see despite the weather!

I have seen 10 out of the 16 houses on the lane and I can honestly say that this one has more architectural detailing than any of the others! Every room in the house has some type of beamed ceiling which I have never seen before in any house! I love the massive corner fireplace in the living room with saltillo tile flooring! The sconces and light switch plates have elaborate metal work and arches adorn areas throughout the home. This home just embraces you with all of its European charm! There is a lovely part of Meadowbrook in the country club area of Altadena that curves into the end of a cul-de-sac. This home sits on that cul-de-sac on an ample lot! I can´t put my finger on it, but there is something odd about the way the porch extends off the front with those columns…..still I love the expansive wood frame windows along the front of the home with the double door entry! I just love the lanndscaping in the front with actual water flowing in the rock river bed! The house has a very traditional feel and I love the openness of the spacious kitchen, breakfast nook and family room that flow out to the backyard. I really like the huge diamonds on the pane window in the breakfast nook along with the finishes they chose for the kitchen. Now I am a mid century fan as you know so I do love the finishes in the bathrooms upstairs and that atrium is divine. I also love that custom wall to wall built-in and partial screen in that other bedroom…..very nice. I just think it makes the home feel disjointed since it has such a traditional feel. Maybe it doesn´t feel that way once you see it in person!

This home sits on a beautiful block of the Country Club neighborhood! The funny thing about Spanishes is that no matter what architectural style my clients prefer, they almost always will consider a Spanish! It is the most popular style of architecture overall and this week we have a few nice ones to see! Including this single story lovely that has been tastefully remodeled throughout! There is a nice courtyard in the front and a surprising feature is the Batchelder fountain to your right along the driveway as you approach the front! It has a wonderful layout with a wall of doors along the back of the living room that flows out to that striking wisteria covered veranda! It is not easy to get such an open flow in a character home! I think that there finishes overall are very tasteful without being too trendy and I love all the custom built-in cabinetry throughout! I love the little casita in the back. However, I don´t see a garage so that might be the original garage which isn´t great…but everything else is so definitely worth a visit!

This one on Kinclair definitely needs some love but it has some nice potential! I prefer the Sierra Madre Villa entrance of Eaton Canyon overall, but even though this one sits on the New York side entrance it does sit behind the gates which is better in my opinion. Of course it needs everything updated, but it seems to have been decently maintained so I don´t think it will have too many surprises when you start ripping into it. I would definitely want to open up the living spaces a little more to each other, but overall the floor plan is very comfortable so not a lot of changes there! At first it feels like the yard space is limited since the living areas open up to the pool and not much else, but off the other side of the house is an expansive grassy area that is quite nice! Definitely worth seeing if you have some extra cash to put into it!

This Spanish is a bit more affordable and has a lot of darling features! It starts with some lovely curb appeal with those shuttered windows along the front and the covered porch! I love when the windows still have the original wood stain and have not been painted! It looks like Australian Gum Wood on those doors and those lovely arched twin built-ins in the dining room! The kitchen looks tiny, but tastefully upgraded….hopefully there is a way to expand on that space. It has 3 bedrooms and 2 baths so that is a great feature. The backyard is definitely a private and lush space…..maybe a little too lush…but the nice thing about that is that you can always cut back on the lush. It takes a lot longer to add lush!

Now even though this one is smaller the price is not that much less than the one on Lambert. It doesn´t really matter where they start, because what I have been seeing is that they will both end up somewhere between $1000 to $1100 per sq.ft given what things this size have been selling for this spring! This little Spanish is more Spanish on the outside, then on the inside. The windows are small and vinyl and there is no fireplace, but it has a great open room in the front for entertaining with a remodeled kitchen and nicely remodeled bathrooms as well! One of them looks really tiny….but still 2 bathrooms which is not easy to get in this size!

This one is tiny but cute! I love the curb appeal with that arched front porch and wood siding. The living room has a darling Batchelder fireplace with built-ins on either side and windows symmetrically placed! There appears to be no formal dining room, but rather a dining space off the kitchen. The kitchen and baths are original but look in good shape so nothing that has to be done right away. The backyard is a big space, so I am guessing it will sell around $1.1…..let´s see!
