I don’t know about you, but I’m glad to see the weather cooling off and the sweaters coming on! This week I was hosting a broker caravan on my own listing so I wasn’t able to get out there and really see anything much, but I will do my best based on pictures since there is quite a bit out there to see! So here are the homes I think buyers should go see this weekend! 1250 E Topeka St. Pasadena $1,595,000 3bd & 2ba 1,536 sq.ft 7,519 lot Open Saturday & Sunday, 2-4 pm I will be hosting the open house on this beautiful Spanish style home over the weekend! Located in the ever popular Historic Highlands neighborhood, this charming home has all the architectural detailing you could want! It is an interesting hybrid of Spanish and Craftsman influences! The outside is all Spanish, but inside you’ll note the window and molding style is more bungalow and the built-in buffet in the dining room as well as the fireplace are definitely more craftsman. I love the mix of influences all pulled together to create this lovely home! The upgrades were done with so much attention to detail and sensitivity to the period style of the home. The primary suite is a great space with a private bath and French doors that flow out to the deck where you can while away the hours overlooking all the lush landscaping! The kitchen and baths are still in original condition, but my opinion of the house will definitely depend on whether or not the bonus room upstairs is part of that 2000 sq.ft. If it is then the price just feels too high, but if not I like it! 2452 N Altadena Dr. Altadena $1,795,000 3bd & 2ba 2,223 sq.ft 7,551 lot Open Sunday 2-5 pm This home was definitely a pleasant surprise! It’s located on the bend of Altadena Drive where it goes from being a north/south street to an east/west street. So it is a busy street and it's near the fire zone, but still I think it’s a very nice house! It has a great open flow and I love how the living room looks out onto that private and lush backyard. The master suite is right off the front and features a very large walk-in closet and private bath. The other 2 bedrooms are also a very nice size. The upgrades aren’t the latest and greatest, but still very tasteful. Definitely worth a visit this weekend. 2074 Las Lunas St. Pasadena $1,695,000 3bd & 2ba 1,758 sq.ft 7,700 lot Open Saturday 2-4 pm This section of Las Lunas has so many striking English style homes and this one looks like an exceptional one! I would buy the house for the curb appeal alone! Those expansive windows with leaded glass detailing, French doors to the front patio and that extreme peaked roofline are so pretty! The inside doesn’t disappoint with the high ceilings, Batchelder fireplace and warm wood flooring throughout. I’m not sure how I feel about the kitchen opening up directly into the living room like that, but I like how they mimicked the arched opening to match the other arch and I like how they remodeled the kitchen. It almost feels like a nice high end flip but I can’t find that it’s ever been on the market. Anyway….beautiful house so go see it! 3432 Canyon Crest Rd. It must sit up from the street because you have that beautiful looking setting off the pool…..it is very impressive! So impressive that it’s one of the first pictures of the house. Even though the house was definitely a very plain Jane modern ranch from the 50s, they did a nice job upgrading the finishes to give it a more traditional/bungalow feel with rich hardwood flooring and choosing to install that style of windows, doors and cabinetry. It feels like a great value for the money, so I would go check it out! 960 Crestview Dr. Pasadena $1,450,000 3bd & 3ba 2,132 sq.ft 7,205 lot Open Open Saturday & Sunday, 1-4 pm

There are quite a few homes available in Upper Hastings these past few months and even though the fire started there, very few homes were affected relatively speaking. You can tell by the lack of upgrades and the furniture in place, that this home has not been on the market for many…many years! But I like the layout and I think a lot of the original finishes can be saved and reworked into a more modern sensibility…especially the cabinets in the kitchen. It also backs up to the park so it might have some nice borrowed landscaping from there! It is a lot of house for the money and worth a peek! 2274 Monte Vista St. Pasadena $1,399,000 3bd & 2ba 1,530 sq.ft 8,406 lot Open Saturday & Sunday, 2-4 pm This home also feels like a good value for the money. I like that it’s a classic traditional home with hardwood flooring, casement windows and wainscoting in the dining room. The upgrades are newer but on the boring side and of course I hate that they put wood looking luxury vinyl in the kitchen area. In my opinion you either match the hardwood flooring in the rest of the house or go with something completely different that doesn’t try to look like wood…..aargh! The one thing that I’m not sure if it’s a bonus is the unpermitted converted garage. You see in Pasadena we have an occupancy inspection that normally would make you either get it permitted or take it out. Now I know it seems like an easy process just to get it permitted…I mean it’s already built right??? Let me tell you that you can easily spend $50-$100K getting the conversion up to current code. Still it is cheaper than starting from scratch which usually costs $120K. 2025 Fox Ridge Dr. Pasadena $1,399,000 3bd & 2ba 1,758 sq.ft 8,536 lot Open Saturday & Sunday, 2-4 pm I remember this house from before the fire when they were trying to sell……that pool is hard to forget! I’ve never seen a spa with glass like that! It was a good house then and it is still a good house with even a better price. I would want to continue the nice hardwood flooring that is in the hallway and family room into the rest of the house for sure and at some point I would re-do the bathrooms. The kitchen though is a nice layout so I would just re-do the countertops and backsplash and then change out the cabinet doors and paint them a fun color….Whala! Still the house needs some love especially in the kitchen and baths and the backyard needs some life put back into it! 1007 E Palm St. Altadena $1,050,000 3bd & 2ba 1,910 sq.ft 6,710 lot Open Sunday 10-12 pm The Mount Lowe neighborhood was drastically affected by the Eaton Fire, but this home survived and is now on the market for the 1st time in 59 years! For all those buyers who are not afraid to live through the rebuild of our resilient town and reap the rewards of buying at a very discounted price, this home is a good opportunity. It isn’t really 1900 sq.ft…it’s actually a little over 1500 sq.ft with a bonus room, but still that is a good price for that size. It looks to be in pretty original condition, but there won’t be a lack of contractors in the area that can help you with the remodel! 1831 Reiter Dr. Pasadena $998,000 2bd & 1ba 1,060 sq.ft 5,574 lot Open Saturday 12-2pm & Sunday 2-4 pm This little private street just off Allen has a bunch of cute little houses on smaller lots perfect for first time buyers.
